Hello, I am continually perplexed that PRS landlords have no collective voice and just mutter in the background.

Surely we can muster an organised campaign through all the various membership bodies and write an open letter in major national papers. I’m pretty sure Telegraph or another red top would relish this doubt among the sector and there will be some great marketers that can make this happen.

We need perhaps an even stronger message of market intent by having a Red Letter day – a simultaneous S21 eviction notice (you choose if intend to carry it out or just as a flag) across the land with an open letter attached. That will get Ministers to listen and act!!

Paul, nice initiative but HMG & big finance/pensions have out-manouvered the PRS with the sole intent of taking charge of this sector. It`s part of the jig-saw that is the striving to totally control all the main factors of our lives leaving no options for the individual to determine. Not a conspiracy theory, just an ongonig observation of our governance over 20 years. Firm up your proposal & I`ll consider joining.

A fair idea Paul, but you'll need a significant PR campaign with social media experts and even the press supporting it. Then finally, you have to get through the apathy of the majority of landlords. And that last point will be the most difficult.

This pretty much just falls short of being a just stop oil protestor. Why would I issue a section 21 to my tenants and cause them unnecessary distress just to try and protest a point. It’s not right to use them as pawns. The risks are outlined in the impact assessment attached to the Bill. If the government chooses to ignore it then so be it. They have been warned of the potential consequences which is ultimately Landlords leaving the PRS.

Good idea but it's not just the government who are after us. People perception is that landlords are 'rich' and been milking the system for far too long. Never factor in the service we provide and where thousands of people would be living without the PRS. I truly believe that's why some tenants behave badly too....but that's another conversation.

NO CHANCE - Given that a pathetic 5% of Landlords are members of the NRLA we have virtually no voice.

We are lucky that the Gov even listen to Ben Beadle given the almost non existent mandate he has.

Unless Landlords En Masse wake up & join the NRLA we will continue be be shat on from high!

We wrote to all the MP's and also senior civil servants pointing out that abolition of the S21 could have serious repercussions, especially increasing homelessness.

Unfortunately, we are seeing this now happening.

I agree with Jon Mac that not enough landlords belong to a Landlord Association. By having a healthy membership, they are more likely to be listened to.

And by the way, many of the existing Landlord Associations across the country liaise on a regular basis.

to be honest nearer the S21 abolition date, other factors may come into play (EPC C or D and when?), so you may find at that point a LL who had not thought about this before, may well carry out this action.
A case of sitting and seeing what happens I think and seeing how the rest of the detail in the RRA is defined. Many LL's may take a decision a that point when it is all finally in black and white.
That's what I am planning to do anyway!

Doesn't hurt if the NRLA and every LL makes the powers that be aware of the threat of this happening though as it is real. They can see the effects already playing out...

The government will only respond to one thing--and that's market forces (although that's more than one thing, of course.) Happily, I see a change in tone from Gove, the Minister for Levelling Down. He has now stated that "private landlords play a vital role in the housing market." The penny has dropped with him because so many landlords have had enough of being overtaxed, abused by militants, ripped off by lenders' fees and rates, and terrorised by tenants. They've sold up. Rental properties available to rent have dropped by 43% since 2020. That brutal fact has made Gove and his ilk realise that they cannot go on milking the sector so that it becomes essentially not for profit.
