The Latest Campaign Poster from Shelter

I think Shelter ought to try building some bridges with landlords.

Shelter only usually get to hear about bad landlords and that’s not healthy for their perspective.

Their constant drum bashing about “rogue landlords” doesn’t do Shelter many favours in terms of the perceptions of GOOD Landlords towards Shelter either.

If I was in charge of PR at Shelter I would hold a GOOD Landlords competition whereby tenants could vote for the UK’s best landlord and explain why. That way, Shelter’s perspective of landlords might change and they would have a blueprint of what makes a good landlord from a tenants perspective. Better to be able to have a clear target in the sight before taking a shot.

Shelter, just like every local authority in the UK, has no one with any real high level experience of the private rented sector (PRS).
At a conference I was also speaking at 2 years ago, I had to tell their lead person on the PRS that some lenders do not allow landlords to let to folk on housing benefits and most restricted tenancies to 12 months max.
She did not even know this.

I too have previously had meetings with Shelter at very high level and also found their wider knowledge of the PRS sadly lacking.

Of course they know Landlord and Tenant Law inside out but as for the true motives of the vast majority of landlords, mortgage lenders and competent letting agencies, my perception of the people I met was that they were completely clueless.

I also agree with other comments in terms of them being blind to anything they've not thought up themselves. My Deed of Assurance is a classic example. If they were to work with me to promote that then GOOD Landlords would be easily identifiable by tenants.

My invitation to them to support what we are doing here at Property118.com remains open, despite my natural cynicism becoming of any experienced landlord 😉

Its a Lobby Organisation; reading Shelters accounts is awakening to the expansion of their shops whilst providing no housing - contradictory to their stated aims. With most of funds going towards lobbying or marketing.

Whilst landlords believe eviction should be easier and its totally tenant focused; Shelter thinks it should be harder due to a minority of bad landlords.

I agree that Tenants should be able to complaint without being evicted. Which they can with Environmental Health; that is clear that even if the tenant goes the property must be "up to condition" before re-letting. Quite illogical for a landlord to obtain possession if their are property deficiencies.

I imagine most people think Shelter acts like the Crisis charity, that's not the case unfortunately. I support Crisis whom works with good landlords rather than against all landlords.

I disagree with Mark that Shelter can turn around and work with landlords. It is in my opinion an anti-landlord organisation at it routs, id say so far LEFT that they support social housing and we should not exist... Fingers Crossed though.

Support Crisis, not Shelter for better returns for vulnerable people requiring housing.

Personally I support the Salvation Army, they have a very good track record for providing genuine help to the homeless. Do Crisis run hostels and soup kitchens? If they do I honestly wasn't aware?

Maybe then we should all do as I have just done & that is I put an AD in gumtree explaining that I have had to evict 4 great tenants (thanks to bullying tactics of councils) & I asked LL if they had any vacancies, The response has been overwhelming I will never get to respond to everyone person that has called or emailed...So LLs getting good tenants & tenants under less pressure good for all. & the bad LL will soon be know by us good LLs..

I have got to admit though Mark that I am discouraged from coming back to this site despite all the great help I have received from you and others on here, When I was looking for advise it was because LLs had no other place to go unlike tenants, Who have shelter & councils etc
so when I realised that tenants where on here posting & looking for help I decided that this isn't for me,
Personally I believe tenants have plenty of help screwing us GOOD landlords over without us helping them along xx
So wanted to say thank you for all your help & hope that the small idea I have outlined will help some of you,

Our mission here is to facilitate the sharing of best practice amongst landlords and letting agents.

Tenants are the customers of these groups and we must be mindful of their problems. Helping tenants by sharing some of their horror stories highlights to landlords and letting agents the consequences of behaving badly. This is an important aspect of sharing best practice.

To avoid the costly implications to landlords, tenants and letting agents of further regulation it is important to facilitate the sharing of best practice.

Please post a link to your advert on Gumtree, I think it is fascinating. I would also like to publish your story please and I hope my response has given you further food for thought..

I am not proud of the general public perception of landlords but I am prod of all of the subscribers to this website who are here to learn, share, facilitate best practice and stand up for what is right and proper.
