Is this HMO persecution from the council?

Is this HMO persecution from the council?

9:29 AM, 31st August 2022, 4 years ago 4

Hello everyone, I have just renewed my HMO licence with no conditions.

However, the council still demands trivial and unnecessary work which the Inspector ‘discovered’ during his visit, ie removing door draught strips so smoke would set off alarms, replacing airing cupboard door with fireproof one and upgrading fire alarm system……..£2,000+!

They have given me the license so this looks like persecution.

I have decided to issue eviction notices and sell.

I have 5 very happy young professionals in the house which is large, clean and very nice and complies with all HMO licence demands.

What is going on in this country?

Thank you.

Paul

    Hi Paul
Interesting being told to remove door draught strips to allow smoke through when most fire risk assessments want strips fitted to stop the smoke.
Out of interest which Council is this please.

If the door draught strips are in a room without a smoke detector then I can see the logic. For example a fire in an understairs cupboard might burn until it destroyed the stairs before the alarm went off.

As to upgrading the alarm system, I cannot comment but not all systems are the same.

We have similar gripes with our HMOs but at the end of the day provided the Council treat other landlords in the same way, we all charge extra rent and the tenants pay for it.

What would be the cause of a fire in an understairs cupboard?

What is the frequency of these – does anyone know?

In some HMOs tumble dryers and washing machines are put there.
