Generation Rent have produced a video telling tenants “How to Fight a Rent Hike in 10 Steps”
It is evident that Generation Rent has no comprehension of the impact on tenants of Section 24, and seem to think that we’re going to pocket the rent increases. ![]()

This is further evidenced by Betsy Dillner, director of Generation Rent, who in the article below says “that landlords who propose to put up rents are motivated by greed. Landlords who are putting up rents are just excited that they can blame something other than their own greed.”
Has Property118/ARLA/RLA/NLA or anyone else, tried to educate Generation Rent, Shelter, Renters Rising et al?

I have often thought that probably the general public think the rent a landlord receives goes directly into his pocket without considering the overheads of mortgage, voids, service charge, the various compliance inspections, agents fees etc etc.
That is the only explanation I can see for the general perception of ‘greedy landlords taking advantage of poor tenants’ because clearly as we know, most landlords make only a modest income from letting properties once the above are deducted.

I really think that it doesnt enter peoples heads unless they are doing the job themselves.I have had shops in the past and I know that my assistants thought what went in the till was all mine despite the fact that I didnt go on fancy holidays the same as they did. The customers saw long queues but wouldnt want to work my hours thats for sure .Many just open their mouths without thinking .Empty vessels.
We are all different heads.We are on different levels of understanding. Many people couldnt cope with the stress of being self employed its 24/7 .

Any landlord looking to increase their rent should look over the article and, item by item, discount each one in a positive fashion that supports the rent increase. After that the tenant will have no logical arguments to push back with!

Generation Rent – not a clue. It’s demand and supply stupid !
Here’s a checklist for landlords on how to increase rent to pay for the disgusting tax grab from a so called Tory government :
Issue a properly prepared, correctly timed rent increase form, with covering letter explaining the necessity of the rise.
Diarise to remind tenant that in x days new rent applies.
Tenant pays – diarise 11 months for annual review.
Tenant doesn’t pay – ask them to serve 1 month’s notice or issue Section 21 notice with 2 month’s notice.
Then when vacant put on market with even higher rent than you were proposing to existing tenant. Simples.
Did this last year to great effect – 11% across the portfolio, no drop outs.
Muppets in government, Shelter, Generation Rent etc have just ended hurting the people they blather on about wanting to look after. Before this fiasco we were happy carrying seriously below market level rents benefitting the tenants as we were too busy buying and refurbing – not any more. Every penny counts and not a first time buyer in sight !

No they have not got a clue and either dont understand the effects of Section24 or are mad .
I note they quote the 1 in 3 landlords with a mortgage so 33% of tenants could find themselves without a home if they follow this!

just read this 10 point guide. Point 10 states that inflation is at zero!!! really. And there was me thinking it was at 1.8.
This kind of misinformation doesn’t hep anyone.

That is official inflation, but I read articles when it was stated it has already gone over 2%.
Just to add to that – a snippet from my mobile phone company email, received today:
“We’re getting in touch to let you know we’re adjusting the price of your tariff to keep in line with the current 2.6% Retail Price Index (RPI) rate of inflation, as mentioned in your terms”
2.6 % ! Generation Rent does not seem to be even close to the top of things…
