Electric vehicle manufacturers can’t meet government ‘EPC’ targets yet landlords are expected to

With electric car manufacturers threatening to pull out of the UK over strict EV targets, why are landlords still subject to EPC rules when they are hurting both landlords and tenants?

Under the current mandate, a percentage of cars that firms sell must qualify as zero-emission. Falling short of this target could result in penalties of £15,000 for every non-compliant car.

Only this week, Vauxhall owner Stellantis announced it will close its 120-year-old Luton plant, putting more than 1,000 jobs at risk.

Electric vehicle manufacturers have billions of pounds and can start from scratch with a brand-new car and these car companies can’t meet the government targets.

Yet the government expects every single landlord who’s running at a loss due to Section 24 to have an EPC C target on a 100-year-old house, with a tenant who can’t afford to pay for these new targets.

Does the car manufacturer analogy not wake it up for you, Ed Miliband?

Ed Miliband says he wants all private rented sector properties to meet EPC C targets by 2030 but ignores the financial impacts that will hurt landlords and tenants.

Manufacturers say buyers can’t afford the cars, we’re telling you tenants can’t afford your EPC rules.

There’s also a massive difference here too. The car company WANTS to stay in business, yet can’t because of the government’s stupendous ways.

The landlord DOESN’T WANT to stay in business, but only doing so because the tenant can’t find anywhere else to live.

Trouble is that the government is determined to drive old cars off the road, my diesel cannot go some places without extra costs, Councils can now charge me more to park (even my own residents parking zone), they also intend to increase my road tax - all for a car which is far better for global warming than a petrol car.

The same will happen to the older rental property.

Good Article Mick
We all know forcing net zero by 2030 is pie in the sky to any sane sensible person . And will drive our economy into the Ground. (Look at the Car Companies their off)
The Government needs to create a market and create as many well paid jobs as possible. Which is why they are choosing the most Labour intensive method of delivery Wind Farms etc .and solar. (Notice Amazon and Google are going to be using other methods)

How to make the Market ? One way Force Landlords ,to spend ridiculous amounts on ridiculous solutions.
If all of this is necessary why do all properties not have to conform.
Best one on EPC inspection for my tenant to get a grant involved ` was dig up the Concreate floor , Lay a bit of insulation down re lay the concreate.
Cost estimate £6000 to £8000
Saving £38 PA
Payback time between 157 and 210 years
Not sure what the Tenant is supposed to do whilst all this is going on.

Reply to the comment left by Paul Essex at 28/11/2024 - 18:04They not telling the people they can't drive their cars in 5 years though are they
Ha ha yes, it annoys me when I may be in one of me houses for 10 mins and traffic warden coming down and says Ticket time and I say U what it's my house. He says Parking Permits. I say it f__king wasn't parking permit when I bought the house. How things changes against us.
I totally get it on new houses, but they can't suddenly get rid of all this older property unless they knock down and build again.

Well, we had Brexit but have we really left?
"In May 2024 the European Union adopted an updated Energy Performance of Buildings Directive that requires all new residential and non-residential buildings to be zero-emission buildings (ZEBs) as of January 1, 2028 for buildings owned by public bodies. This requirement will apply to all other new buildings as of January 1, 2030, with some possible specific exemptions. A ZEB is defined in the directive as being one that has no on-site carbon emissions from fossil fuels and a very high energy performance.

https://passivehouseaccelerator.com/articles/zero-emission-buildings-rising-in-eu#:~:text=In%20May%202024%20the%20European%20Union%20adopted%20an,1%2C%202028%20for%20buildings%20owned%20by%20public%20bodies.

The Commission though has gone much further, it intends to enforce retrospectively to existing buildings higher targets including blocking the sale or letting of a failed building, compelling the owner to meet thosecstandards, doing the work by the state and applying the debt on the owner.

Ed Milliband is just the soft glove of what evervtyrrany controls the glove puppet.

I suspect that:
All PRS offered to let will meet EPC C after 2030.
There just won't be many in a lot of places.
Really quite fortunate here.
Almost the entire housing stock is post 1948.
A 'C' is not too challenging..
I then think about rows of victorian terraces...........
In a way it's going to be interesting.There WILL be a fudge (I didn't say U turn).

This entire net zero scam, and it is is destroying many a industry including that of rental landlords. As a tenant who has a interest both as a renter and on the why and what of the science of it all, I can see what is happening throughout Western countries.
It's not good, and if the government can throw money away they can throw it in the direction of registered law abiding landlords. Stop paying for the hotels and start sending the illegals back for a start.
