I tried using Openrent quite a few years ago and it was ok but nowadays issue and acceptance of documents are far stricter than they used to be.

I have just attempted it again and I asked about documentation. They have told me to issue the Gas safety, EICR, EPC and PAT testing certs myself. They issue the other documents such as Right to Rent, and prescribed information and they create the AST also. This seems a great idea but I don’t understand why they wouldn’t issue all the documents and charge me the extra bit.

I have issued the certs I was asked to by email, however, one of my tenants hasn’t replied back. Would I need the reply to be just a simple response saying he received the email, or will he need to click on the forward email back to me saying he has received the email and documents attached will still be on the email to prove that is what I sent to them originally.

I don’t understand why They wouldn’t do this as an issue of documentation along with the AST and prescribed information and how to rent.

Other than that it is a really good idea, and they also arrange services such as Rent guarantee insurance and inventory and check-in for a few. But not the important part of issuing documents.

I have had to rely on letting agents lately thanks to the increased processes of tenancy setups and legality of everything set to pounce on you should there be a minute mistake anywhere in the process.

We have used Openrent for our properties for a number of years. We email pdf copies of necessary certs. etc. to new tenants ahead of tenancy commencement. Presumably, you are self-managing; providing hard copies of documents at the property is useful insurance. We also have an appendix to our condition schedule which itemises the copies of certificates issued to the tenant(s) and requires signature in acknowledgment of receipt.

I just used Open rent for the first time last week to let one of my properties, really good service and is great value for money. Local agents are now charging high fees for tenants finds, so high that you would save money having them managed for the year.

Your essentially getting your property the same exposure on all the major platforms like right move, zoopla etc

Your property effectively gets the same enquiries as if you advertised with an agent so seems like a no brainier to me.

I personally just issued all the documents again including the right to rent booklet so I have electronic copies and proof of service.

I don't use them but I imagine they don't have the resources to organize a national squad of electricians and gas engineers etc. to visit all the properties to carry out those inspections. I think all they do is remote admin.

Always get potential tenants 'irrevocable authority that pdf copies are acceptable' on viewing.
They will sign anything at that point.

Do you have the tenants prior written consent to serve documents by email? If not then they're likely not validly served.

@crossed swords: I don't think OP was asking for Open Rent to get the certs done, just a signature of receipt for them. Open Rent send the tenants a copy of the AST, deposit info etc and the tenant digitally signs to say they have received it. You can upload copies of your gas cert, EICR etc but there isn't the option to get signature of receipt for these also.

If you upload the certs to the 'manage tenancy documents' tab within your Openrent tenancy login, an email is sent to the tenant, and a copy sent to you, proving that they have been served.

Easy question to.answer. Download a copy of n5b from the court website. It has a checklist of requirements depending on the start date of the original tenancy
