Where can landlords pay £1.85pw to Nottingham Licensing?

Come on who’s telling you to write these letters below? A few tenants have asked Licensing for proof of where the Landlord can pay £1.85pw. We all know that’s codswallop and those landlords that talk to their tenants have told them the same.

I’m having to ask for a lot of rent increases as we speak. I’ve tried keeping their rents the same, but cost have surmounted too much now. They all know it’s because of Licensing.

I feel sorry for tenants that have been given their Section 21 due to Licensing. Imagine being made homeless when you’ve done nothing wrong. All from an immoral charge plucked from thin air from the Council.

For the first time in my 20 years as a landlord I’ve had to cancel a new kitchen this week I was doing for a tenant as there was no money left after paying Licensing fees.

Below is a photo of bathroom refurbishments we are just about finishing. This bathroom is a dream for someone on benefits believe it or not. Especially someone who has been ‘let off’ paying the proper rent for the last 4 years or so. Who now has to pay more – not because of the bathroom, but because of the Licensing fee. This bathroom would have been delayed had I started paying for Licensing fees. Loads of Landlords are saying they clamping down now on refurbs & do-ups & nice stuff for tenants etc.

What Landlords are asking is, they’ve come forward, paid the fees, but apparently Nottingham got only 3000 applications out of 33000. Landlords are saying there is no way you can come inspect their houses when you haven’t even got all the Landlords you need to get and we need to know your views on that? That is a question mark by the way. About 1025 of them not been answered and someone in the next few months is going to want to know why. We have to answer questions, but Licensing don’t. It seems they are above the rules.

We urge the Government to review the proposed scheme and the areas selected to ensure they do meet the Governments conditions for Selective Licensing before the scheme is allowed to commence.

Yes Luke, that's what will be happening.

Larry, yes LOTS of Landlords me included paid for DBS, one of most awful website procedures u could ever do. And now the council say voluntary AFTER we've done all this.
Just as loads of Landlords paid thousands of pounds for thumbturns which I got dropped. Who's re-reimbursing them?
Same as I got floorplans dropped. hundreds of Landlords paid £45 each house floorplans only to be told don't need now.

If anyone can draft quick letter up (who has more time than me-I am cheeky) for the ICO complaint.

And timed 3 months before Universal Credit is coming in Nottingham.

Larry, Blackmail is defined as "demanding money from someone in return for not revealing compromising information which one has about them". I believe that EXTORTION would be a more appropriate term "the practice of obtaining something, especially money, through force or threats".

Luke, certain tenancies are exempt from ll licensing. This includes business tenancies regulated by the landlord and tenant act 1954. Furthermore only individuals can sign an Ast. Not corporate bodies. To make assurances double sure as Shakespeare would say charge your shell company a special reduced rate of £249 pa rent. Less than 250 also makes a tenancy exempt from licensing. At this stage your company occupier is liable for CT you are not. Hopefully the council recover CT from the company. May be not but the council must learn that the cake is only so big. There will be a cost for screwing landlords.

You sure about that mick?
IIRC, thumbturns and plans are still required on the application form, along with loads of other nonsense that was not hitherto a legal requirement .
Only DBS checks are noted as 'optional'.

You're right Mick.
Very ambiguous when you're completing the form and the implication is it must be provided;

"The following are more applicable to applications for houses in multiple occupation (HMO) licences, but are also accepted as supporting information for Selective Licensing applications where appropriate."

What does IIRC mean? Excuse my thickness.

Yes I got thumbturns dropped. They aren't on the online form, they just ask how u open the doors.
And I got floorplans dropped. Floorplans there is a page, u just skip it.
Bedroom measurements they shun't be asking at this late stage after saying don't need floorplans, so u can just roughly guess & write in end boxes You haven't left me enough time, so guessing.
The Head of Licensing who has been bought in from outside the council is brilliant, he has been fighting for these concessions for us, it's the fool councillors above him that han't got a clue.

If yours in Nottm Monty, ring me & I can tell u loads more that may help u.

Yes Monty, the form (I don't look at it any more) says something like voluntary & optional etc. BUT they have said, people that don't send in DBS & EICR etc., will be more likely to get an inspection.
However we now have to argue that they can't inspect us that's voluntarily come forward & paid, without finding the other missing 80% 27,000 Landlords/houses. Otherwise we should have just done what they did-Kept quiet.
