Barry, I agree with Mark, it sounds like a load of bo*****s to me. Clearly they have not done their stats and they are simply firing blanks in the air with the hope that people will get fobbed off.

I tend to agree. They are saying ~Higher rate taxpayer only have on average ~2 properties but Basic Rate taxpayers have on average ~3.7 properties, yet the average for all LLs is 1.75, and for BRT LLs 1.65.
I am suspicious of the word “estimated” as they should be able to give precise figures as it is based on actual numbers for FY2012/13, just as they were able to give an unqualified 550,000 (which is actually more than 1 in 4 or 26.2%). And if you include those dragged into HRT bracket it is almost 30% using their figures.
Also when I chased for a response after 4 weeks I was told it was “I can confirm that a response has been drafted; it is currently with the relevant team/s within HMRC for review, before it can be cleared for issued to you.” In other words the numbers had to be ‘politically’ approved (by David Gauke probably) and/or manipulated before publication, which took them 3 further 3weeks.
Must remember of course that some of these LLs may be commercial LLs

S.E. Landlord, are you honestly saying that you do not believe that C24 could possibly create a situation where increased volumes of currently tenanted property is transferred (perhaps with tenants remaining in occupation) *from* LLs adversely affected by C24 *to* LLs NOT adversely affected by C24?
As for new build property, assuming you accept that at least a proportion of it will be used in the rental sector (do you?), do you think that LLs not adversely affected by C24 will face (1) more (2) less or (3) the same level of competition from LLs who will be adversely affected by C24, than currently (ie before C24 is implemented)?

Danny Dorling Video “Generation Rent” see time 23:26 on the video clip – claiming that private LL who bought ex-council houses, don’t maintain them, whereas if they were owned by the Council they would!!! Thats certainly not what I have seen – Look at parts of Maida Vale, Paddington, Willesdon Green… to name just a few, whereby the council owned buildings are in a terrible state!
Flat in Maida Vale – where the council owned the freehold, they refused to redecorate the communal parts as it wasn’t a health and safety issue!!! the outside front & back area were also in a shocking state with the garden completely overgrown, I ended up paying for the fixing of all of it myself! as there is no way I would get a decent tenant with it looking like that.
Flat in Brent council – the communal parts are in a shocking state – but again they won’t spend the money to do it up!
