Who would like to drive a Ferrari, crash it, get another one, and still pay the same insurance cost as a Fiat 500? I’m sure the Labour party can sort that for you.

Who can remember the days when landlords took tenants with pets no problem. Tenants paid a bit of extra deposit, and when they left in five years time, if no damage, got the extra deposit back. How simple was that? It worked.

What went wrong since then? That would be the government and MPs, banning pet deposits. What did we do? We stopped taking pets. Yes Labour, we not taking them, come and prosecute us! Surely that will help the tenants plight won’t it?

How simple it was and now how difficult has it been made by the Labour party.

Shelter supported banning higher deposits, but now landlords are charging more rent to ALL pet owners, meaning ALL pet owners lose, and ALL pet owners pay.

They’re trying to stop this, but what’s happening is happening. Landlords are just refusing ALL pets so ALL pet owners suffer. When in reality, it’s only 10% that cause the damage.

Wake up people, come and ask the Housing Providers.Will you please take tenants with pets and what will it take?

I’m not sure how many tenants really want to keep pets.
If a high percentage do want pets, the RRB could spell disaster for the residents in areas with high numbers of private rental properties. I do occasional litter picks around the area where my rentals are and I pick up lots of poo bags (and some unbagged poo). Not from my tenants, I might add.
Some tenants really shouldn’t be allowed pets.
Also, as a pet owner, I know that vets bills can be both unexpected and high. I can afford to cover my pets’ vet’s bills. Tenants are unlikely to be in the same position.
Arrears will rise if tenants are encouraged to have pets. Therefore, evictions will rise and more landlords will take the opportunity to sell up.

3 out of my 6 tenants have pets. 2 have dogs and 1 a cat. All asked me before taking on a pet and as they all seemed to me to be responsible people I said yes. So far (touch wood) no cause to regret that decision. However in the past I have taken a larger deposit from tenants with a pets/s and agree this worked well and didn't need messing about with. Like a lot of things....

I think you will find that Claimants and others deemed to be 'poor' are able to get free veterinary care from the PDSA - another charity always asking for your money on daytime TV! So the question of them affording vet bills doesn't really apply. It's those trying hard and working who might get into difficulty with an unforseen vet bill.

I oppose, ideologically, anything Shelter propose or support. They are a faux, hypocritical & are a double standard `charity`

Check their accounts, year on year they run a massive surplus, £60m plus, non of which appears to provide shelter for their customers.

I do agree with the points made (and we often CHOOSE to allow our tenants to have pets anyway), BUT to blame this ridiculousness, including the banning of taking any additional deposit for pet damage, on the Labour Party (even tho' I actually have no time either for Starmer's pale blue imitation Tory Party) is disingenuous, since the whole RRB debacle - including the 5 week's rent max, no additional pet damage, deposit interference cock-up - was as we all know, initiated by the last shower!

Without having a crystal ball and mystic meg to guide us we have no way of knowing who will be a responsible pet owner.
My worst nightmare dog owning tenants were professionals with very good incomes.
The costs of getting a property back into a habitable state after this experience is enormous.

I am not convinced that the RRB will allow us to charge a higher rent for pet owners,- especially if the pet arrives after the tenancy has started.
Until we can actually inspect the small print we will not know for certain (Even worse it may not have been considered)

Labour are trying to destroy us all. They are pathetic and acting illegally with their draconian laws. I hope it all backfires on the lot of them. They are an absolute embarrassment to this country.

I would argue that it will put rent up for ALL tenants in order to spread the risk
