Has anyone altered their tenancy agreement for student lets?

Hello student landlords, It may be too early as the Renters’ Rights Bill has not yet passed into legislation, but has anyone already altered their student tenancy agreements for the 2026/27 academic year?

Bearing in mind that the proposed new Renters’ Rights Act may well be passed by July 2026, students will be starting to look for accommodation for the academic year quite soon.

Is it a waste of time, or should we be prepared now for what’s coming?

    This is something that really concerns me to – I know that I will need to alter my tenancy agreements as my student lets are 2 bedrooms (also in Durham coincidentally)

    The other question is can the notice to leave be agreed at day one so that the 12 months is confirmed giving certainty for both parties?

    Its too early. The RRB says that Govt will prescribe wording for any tenancy agreements under the Act and they havent done that yet, so no landlord can alter their agreements yet.

    No idea of what the new government guidelines and periodic tenancy agreement wording will be !
    I can only Hope they sit down and talk to the NRLA and the Right Legal team to get this right

    Probably not until early 2026, but if you’re not already a member of a landlord association, I suggest you join. You’re going to need a lot more than an article.

    I was a member for many years until I realised that I could get better information from Prop118.
    so I cancelled with no regrets

    The one advantage with NRLA (and the only one i use) is you do get cast iron correct tenancy agreements and other forms.
