Tenant in arrears left for Dublin?

I have a tenant who upped and left, yes unusual I know, she was always late with rent but did pay it. She has a guarantor. She informed me on the day she left not to Nigeria but to Dublin claiming her right to rent / live in UK has ended as she was pulling out of her nursing course. But her leaving date coincided with the average end of course dates and no evidence was provided.

Options? OpenRent is giving me the option to end the tenancy and claim the 1 month deposit which would take me up to 17 July – she then has 2 months left on her tenancy – I am trying to re-fill the room, getting a ton of all the tenants we have been evicting so rentals are slow in my area. So I don’t think my ending this AST is the best option, and I don’t have rent insurance. I can go to the guarantor but would only want to claim until I find a new tenant.. so unsure what to do – advice appreciated.

I have written to her and the guarantor and they are non – responsive.

It’s my last property left to sell a fab 6 bed 5 bath HMO which is generating good income now I’ve ditched my agents.

Then I’m sailing off to the sunset and already investing in ETF’s – but I digressed from said pesky tenant.

    Why not take the path of least resistance and accept Open Rent’s offer. You only have 2 months quibble and I’m guessing your gut is telling you the tenant and her associates are a lost cause? Keep focused on your plan and positioning to sell up, then put your equity into precious metals and connected mining stocks if you want to be smart. Enjoy your next chapter!

    I agree that taking the deposit makes sense and just persevere finding a new tenant.

    I assume the tenant agreed to you claiming the deposit and has surrendered the tenancy herself? I am also certain that Openrent are aware that you can’t just end a tenancy and claim the deposit without serving the tenant notice

    I find it strange that RTR expiry dates weren’t noted as you are obliged to ensure all your tenants have up to date permission

    Shame also for the college who offered her a place on a nursing course – what a waste of resources

    End it and get the 1 month deposit in lieu.

    You wont get anything from the tenant, or the guarantor, just spending money trying to.

    Work to selling up. When do the rest of the tenants leave? Presume a student HMO?

    Was your tenant Nigerian or Irish? If Irish they have an automatic right to rent that doesn’t expire

    Thks Nikki, I keep on top of all my tenants R2R / live work in UK. The tenant and her guarantor are not responsding. She did not evidence any change to her right to live in UK.

    Thks Judy, no she was the only student. It’s a professional HMO other than her. All different dates

    Nigerian, her sister lives in Ireland, the Guarantor… who is also a carer.
