Rightmove promises a revolution in tenant finding for landlords

Landlords are being promised a streamlined tenant selection process by Rightmove which is integrating its enhanced leads feature with letting agents’ CRM systems.

It says the development will deliver faster, more accurate matches for rental properties.

The enhanced leads feature provides letting agents with pre-qualified tenant information, including affordability details, move-in timelines and co-tenant plans.

This will allow agents to quickly assess a prospective tenant’s suitability, reducing the time spent chasing additional details.

For landlords, this means properties are filled more swiftly with tenants who meet their criteria, minimising voids and boosting rental income.

Integrates with agents’ CRM systems

The platform’s director of product, James Bassil, said: “It was a natural next step to integrate enhanced leads with agents’ CRM systems, making them easier for all letting agents to manage.

“We’re on a mission to make the process of renting a home quicker and more efficient for both agents and tenants, by building innovative solutions that cut down on admin and simplify processes.”

Matt McGown, the chief product officer at Reapit, said: “We’re proud to be among the first tech companies to integrate Rightmove’s enhanced leads into our platform, helping letting agents find the right tenant faster while cutting down on unnecessary admin.

“This new integration will help agents fill homes faster, minimise no-shows and deliver a great rental experience for both tenants and landlords.”

Schedule viewings easily

By embedding this feature into widely used CRM systems like Reapit, Street.co.uk, SME Professional, Bright Logic, and Loop, agents can manage leads and schedule viewings.

They can also perform free soft credit checks without leaving their existing software.

This eliminates the need for separate platforms, slashing admin costs and allows agents to focus on securing reliable tenants for landlords.

The integration is part of Rightmove’s Enquiry Manager tool, designed to simplify the rental process.

Agents will be able to handle tenant enquiries, book viewings and communicate with unsuccessful applicants in bulk, ensuring a smoother experience for all parties.

This end-to-end solution connects every stage of the letting journey, from property advertising to key handover, benefiting landlords with a seamless service.

    Why only a soft credit search, rather than a full one, which landlords are likely to be more interested in once the RRB starts throwing up horror stories of how bad tenants can exploit the new utterly-inadequate eviction system?

    Lots and lots of tenants will fancy their chances with non-payment of rent if it takes a year or more to be evicted (three month minimum, 9 months in the Housing Court, appeals, a good chance the landlord or agent has missed some tiny detail so you get off free and then the bailiff. CCJs are easily evaded by declaring yourself self-employed or changing your name and address and ignoring all communications

    No doubt a hefty top-up fee will be charged by letting agents, on top of Rightmove’s fees, even if quicker lets mean the agent actually saves money by using it.

    Why a soft credit search – Having worked for a credit referencing agency I can tell you that doing a hard credit search (eg. credit history, CCJ’s etc) will leave a marker on the credit file. As such these kinds of actions are restricted to usually bona fide ‘lenders’ and organisations like ‘lettings agencies’, ‘the police’ etc – all of which have much stricter requirements that they must adhere too – hence that is why you or I cannot do a hard search.
