Hello everyone, the levelling up proposed by ministers is good only if it is equally distributed amongst the PRS AND local councils.
I used to manage an HMO in Camden, London, where the local council demanded both Grade A and Grade D fire alarms, whilst the very next house, a Camden-owned HMO, had no integrated fire alarm at all.
Similarly, if power is to be invested into the hands of tenants to sue rogue landlords, equally power must be invested into the hands of landlords to sue rogue tenants who do not pay.
Equality may be a national register of tenants in arrears freely accessible to all.
It should also be the ability to speedily evict, without multiple trip-ups that scupper such a procedure. To deny rights to landlords to evict if they have failed on a point of management should be allowed – only if the tenant is fully up to date with payments.
FAILING TO MAKE THE RULES EQUAL IS TENTAMOUNT TO AUTHORISING TENANTS NOT TO PAY RENT because all they need to do is find a single point of failure from a large swathe of landlord duties and then they face no consequences.
If tenants hold power over landlords for improper standards, it must be that tenants lose such power, plus face penalties if their rent is in arrears.

I work in finance and there is one thing that they repeat to us as part of the Treating Customers Fairly guidelines.
Fair, does not mean equal.
To treat two different customers fairly, you may have to act differently. It not just in the financial sector where this happens, but in every industry.

I agree that tenants should be treated like financial services customers/clients in that if a client stops paying their mortgage or breaks the agreement, their property will be at risk & the lender can take
possession of the property.
