Sole tenant wishes to move in adult son

My tenant wishes to move her 22 year old son into the accommodation on a permanent basis which on the face of it, I have no objections.

My management agent has suggested that this could be done by them drawing up a simple Licensee document and carry out checks on his ID. They also state that the License document will also state that he would have no legal rights or responsibilities.

Is this the right way to go?

Any information would be appreciated.

Hi John,

If the son is contributing to the rent I would say a new joint tenancy agreement.

Since he is over 18, best to have a new joint tenancy with all required checks due for him etc – if he is employed? If he is still in education or is unemployed, it would be trickier so you need to know all the details in order to make an informed decision. Sometimes, a simple change has a lot of undesirable underlying issues.

Is the tenant and her son both employed, both unemployed (claiming benefits), or one working and one claiming benefits? The combination will make a huge difference to the pros and cons of the potential options.

I have just had tenant asking for partner to go on tenancy.
I checked her the same as any new tenant . She filled in application form so I had all details and I carried out credit checks. I then gave joint tenancy .If he doesnt pass checks then no tenancy .
