ExPat BTL Mortgages for UK Properties

I would like some advice or guidance on the matter of Expat mortgages. I am a British National and have lived and worked outside of the UK for over 20 years. I already have a small portfolio of 5 x BTL’s in the UK and have had these for approx. 5 years.

I want to add to my portfolio however, have recently found my previous source of mortgage funds (HSBC UK) is unable to deal with me anymore as I am now classified as a “Professional Landlord”.

Therefore, I would like to know of any lenders I should contact who provide Mortgages to Expats?

    Hi Mark,

    I’ve just been through a similar process. I found that because the properties i wanted to purchase were in Scotland my options were greatly reduced. If you’re looking to buy in England i don’t think you’ll have an issue finding a lender. Check out Al Ryan Bank, that’s who i eventually went with and despite some of the reviews i read online i found them to be excellent.

    Hi Mark, we’ve been assisting expats for some 30 years and have generally found that the relationship they have with their own banks is the best initial source. However, if HSBC are proving difficult did they have any concerns about the current structure of your investments? Being a business owner or consultant rather than working for a major multi-national (secure job ???) can also influence some lenders with regards to loan-to-values and rates so its good to shop around and get whole of market comparisons.     Thanks for your reply.
    The issue with HSBC was that they said their policy was that any customer with over 3 x BTL’s was considered a Professional Landlord and therefore they could not provide further mortgages, even if my salary etc could satisfy their stress test. All my mortgages are less than 40% LTV, so i would have thought I would have been a good opportunity.
    Any help on specialist brokers would be appreciated.

    Hi Mark,
    I am an expat also and have 7 hsbc btl mortgages, they have pretty low interest rate but limit to max of 10 properties in total if you are a premier customer. I never heard of the 3 max rule unless they changed recently, might be worth double checking with them. Last couple mortgages i have obtained are with shawbrooks, they are good but higher mortgage rates.
