Why do I have to register my rental property twice?

HI, I have been slapped with a £1,000 odd fee from Westminster Council for a licence to rent out my one and only property. I have given the council all the necessary documentation, and they have acknowledged this.

Why do I need to register the same information on a national database? And why am I asked to pay £65 per annum for this?

The national database will be so large that nobody is going to do anything with it. It’s simply a tax.

Westminster Council has not said that it is going to do anything for me as a landlady in return for the licensing fee. If my tenants, whom I cannot now choose, start a cannabis farm or annoy my neighbours, what are they going to do about it? Probably slap me with more costs.

The result of the RRA is that rentals are going up. I have to pay £60 a month to cover my costs if the tenant defaults, including legal fees. I have the licence fee and the National Database fee to pay. Yet the Rent Tribunals only work on the basis of agreed letting price for a similar property in your area.

All the diverse, small landlords are having to sell up to bigger landlords, who will have more power over the industry. They will sell off the small properties, and build huge blocks which meet the regulations.

Soon, every tenant will have to live in one of these blocks.

Is that really good for tenants, or for communities?

    No.
    It is good for Councils who can obtain all the information they require from the Database whilst still charging their extortionate fees for ‘Licensing’. Less work, more money.

    Sadly, it’s another £1.25 on the Rent plus admin time of every property in the country every single week. Eventually of course it’ll find its way to the Rent.

    What should be much more concerning and worrying is that the landlord, and if married/in a relationship or non-business partnership, will be required to have their, and their family’s, home address on this publicly accessible database, their telephone number, their email address and their date of birth.
    This is a breach of the landlord and their family’s Art 8 HR & ECHR rights; sending a green light to criminals for ID thefts and to nutters/disgruntled current/past tenants/anti-landlord groups/people and even terrorists.
    No member of the public needs to know a landlords date of birth or where they and their family live; their email address or their telephone number. Only people who may do are current tenants IF the landlord is self managing and even then only need a contact address for service of documentation not the landlords home address (s48 Housing Act) and email to report problems.
    I’m damn glad, and honestly relieved, that I am no longer in the PRS and followed my own advice in 2018 when the Renters Reform Bill rose its head and commenced getting out.
    MPs, landlord groups, the Press must be made aware of the real dangers to landlords, and importantly to their families, that this publicly accessible database creates and that such information requirement should be removed.
    A Director of an Ltd no longer has to have their residential address or any contact address on the Companies House publicly accessible website.

    While not yet confirmed, that appears to be unlikely. The NRLA says:
    “When the public portal is available and tenants can access the database, the Government has indicated they will have only limited access to ‘key legal requirements’, while also balancing landlords’ privacy concerns. ”

    Sorry Ross if you use a Lettings agent many are now charging £250 + VAT to do the paperwork involved in registering the properties/Landlords they manage so a £65 Fee becomes £365 a year
    I am sure the tenants will be delighted and the ” Housing charities ” are already running adverts on how to challenge any Rent Increases.
    You just could not make it up.

    I googled my home address yesterday for another reason, and lo and behold all my data held by Company’s House was displayed.. My home address is not the Company’s Registered address, and rental properties not held in Company. I know not quite the same as landlords private address as mentioned above, but wondering if i was also registered on landlord data base would the details of my rental properties also show up on a search of my private home?

    As commented above, it currently looks unlikely that information like that will be publicly available.

    But until the details are announced, this is all speculation.
