When your letting agent fails you?

Letting agent stamping tenancy documents during a landlord compliance review ahead of the Renters’ Rights Act

Hello, I am leaving my letting agent and transferring to another. This is because they have only checked on my property once in 3 years when it was supposed to be 6 monthly. (My insurance requires a 6 monthly inspection).

The agent has charged my 6 weeks rent as an exit fee. They claim this is in the contract, which it might well be but they never sent me a copy of the contract.

Also I was verbally assured there was ‘no tie in period so I could get out at any time’. However I was not told about a six week rent fee.

Also the agent has been charging me 3% for a rental guarantee scheme which I did not sign up for. I am claiming negligence and breach of contract on their part.

They have referred this to their internal review but in the meantime I am out of pocket to the tune of £2,400.

What is my legal position and how can I get the rent back if they rule against me?

Thank you,

D
