Hello, I have always used letting agents to find my tenants and insisting the deposits are held with DPS which I have always organised myself.
Last year, the agent insisted it was their duty to take and register the deposit themselves with TDS.
I did not dispute this but now they are demanding an annual fee of £60 for registering it.
I have refused to pay.
Have they a right to ask for this payment?

I use find tenant only with an agent for a flat i let and tell them that I wish to protect the deposit in my own registered scheme as I manage the tenancy myself and that is acceptable to the agent I use. It just means that they have to step outside their box which some people find too difficult these days ! Its worth checking these things with the agent first to find out what they include or exclude in this service..

If you agreed to their spurious demand, then you owe them the fee, (assuming it was a listed fee on their website/literature)

I guess it’s authorised by virtue of you agreeing for them to do it.
I suspect they will also charge you to do a check out and/or release the deposit at the end, plus negotiate any deductions.
Why is it an annual fee? They don’t register it more than once

That’s the point! Why am I asked to pay again when I paid to register when the tenant moved in?

You need to refer to the TOB you signed.
Property 118 readers can only give you their opinion but haven’t been provided with any further details than that you have provided.
Have you checked to see that the deposit is actually registered? A letting agent insisting on getting involved with deposit registration for a non managed property would seem odd in itself

I beliece theres an annual fee for the insurance backed deposit option charged by the deposit scheme.

I use the MyDeposts insurance scheme. The fee is a one off at the start. I’ve not heard of a scheme charging an annual fee
