Suggestions for a new block building managing agent?

Hello everyone, Two months after asking our managing agent for CCTV footage following a theft, we are still waiting. For us, it sums up a service that has become increasingly frustrating.

I own a flat that I let in a block of six in central London. Each owner is both a leaseholder and an equal shareholder in the freehold, and we have a residents’ management company.

We want to replace our managing agent because of poor communication, unreliable service and what we feel is a lack of accountability over service charges and reserve funds.

Recently, e-bikes secured to a car in an allocated parking bay were stolen. We asked the agent for CCTV footage from the time of the theft.

After several reminders, we were told that a third party oversees the cameras and the agent was waiting to hear whether footage was available. Two months later, we have had no further update.

There have also been repeated instances of fly-tipping in the rubbish collection area, which we understand is covered by CCTV paid for through our service charges. We have been billed extra to remove the dumped items, but have received no explanation of whether footage has been reviewed to identify those responsible.

We are preparing to give the agent three months’ notice and want to find a replacement before that period expires.

Can readers recommend a managing agent with experience of smaller blocks who responds promptly, accounts clearly for expenditure and takes a proactive approach to maintenance and management?

Ideally, the replacement would also act as secretary to the freehold company and arrange fire risk assessments, buildings insurance and other relevant building compliance work.

Recommendations based on first-hand experience would be particularly welcome.

Also, what should we ask prospective agents before appointing one?
