Should I go for a Section 8?

Hi all, I need a bit of advice? So, I’ve just had to cancel a order on a Section 21 because Shelter defended an incorrect 6a form that I used (I used a well known landlord site which I’m a member).

The tenant is also in rent arrears which we said we wouldn’t chase if we did a Section 21 and we gave her 5 months notice of our intention to sell (Nov 24), so in April we served her the 8 week notice.

The tenant sought advice and was told to stay until the bailiffs arrived.

Would we be best now going for a Section 8?

I am new to this – it’s the first time we’ve done this in 25 years being a LL.

    The rent being paid directly was easy, the arrears not so much. But if you don’t try then you’ll definitely get nothing.

    No not going to try mate just want her gone she’s already messed up a sale on the property by challenging the 21 so had to go sec8 but not chasing the arreas not worth the stress

    I do get it, same happened to us, we lost a sale. But at least we were getting the rent paid in the end while she let her 2 dogs and 9 cats wreck the place. We never got any arrears and didn’t bother chasing them after we got possession, but it was a small consolation at least to be getting an income for the 10 months it took for the Bailiffs appointment for the sake of one form.

    Reply to the comment left by HFJ at 12/08/2025 – 18:03When I asked DWP to pay me direct, they said he wasn’t claiming. Once evicted, I opened his letter box, only to find letters from DWP.

    So when we next see a question asking if it’s still worthwhile being a landlord, what’s your answer?

    Morning could do with some advice please so the date has arrived from the court for sec8 end of September but I also served a sec 21 which ends on 11sept is it possible to go with 21 first ? Thanks

    I wish I’d done what you’ve done, instead of relying on S8. If your S21 is fully compliant and becomes effective on 11th, I would cease the S8 effort and cost. It is likely you will still require bailiffs, though, which will take time.

    If I was a bit younger and had the knowledge that I have now, then I think I would still do it to be honest, or I would still advocate for it. I’ve learned a lot and reckon I would do a much better job second time around. I wouldn’t take on 12 properties all at once like we did, I would start much smaller. Plus I would take a much more hands on approach (no agencies) and definitely keep on top of things more like inspections, arrears, repairs…
