Like it or not, the Renters Rights Act is just weeks away now, so for those of us who have not already completely sold up, we need to take this seriously.

The Renters’ Rights Act has left landlords feeling betrayed, exposed, and, in many cases, trapped, but there is a way for landlords to reduce risk.

There are big differences between understanding the Renters’ Rights Act, feeling exposed by it, expressing grievances, and regaining peace of mind.

When risk becomes insurable at a reasonable premium, that changes everything.

Over the past few months, landlords have read the summaries, followed our updates, and debated what the Renters Rights Act might mean for them. However, as implementation gets closer, the conversation is becoming less about legislation and more about personal exposure, because once you strip everything back, the issue is not legal, it’s financial.

Rent Guarantee: Covers the cost of unpaid rent before vacant possession is obtained.

    An interesting perspective. I have now been a mortgage and insurance adviser for over 33 years, and – as you can imagine – over that time I have processed many claims (life insurance, critical illness cover, income protection and property and landlords insurance policies).

    The insurance industry’s transparent stats, and my own experience helping our Clients to claim, is hugely positive. £m’s are paid out every year. The insurance world (and my career) would simply not have lasted if your perspective and own personal experience was actually true across the whole insurance industry.

    I do however concur that many policies across the market have not paid out, but when investigated there are always two common themes which have caused the non-payments 1) policies ‘sold’ (not advised, but products flogged instead – usually online) which led to mis-selling and policyholders left with insurance products that they never should have had (or were eligible for) in the first place, and 2) non disclosure – ie when the policyholder submitted the initial application, they did not tell the whole picture to the insurance company.

    Truthfully, my experience is “…policies generally speaking are definitely worth the paper they’re written on because insurance companies use every single supportive action to pay all claims”. My client files (going back over 3 decades) prove this bold statement.

    I was reading Renters Rights act on Monday and was interested to read article regarding Rent Guarantee.
    I have been trying for a while to have a decent conversation with a company regading Rent Guarantee insurance.
    I have been reducing down my portfolio for a while and selling as and when tenant
    moved out .
    I have a couple houses I was going to put on the market they are both nice rentals but tbh didnt want to go through problems at this stage of my life.
    My remaining tenants I have had for a number of years and they are no problem at all.
    I asked on Monday for a call from Assured Protect and received a call within a short time.
    The lady that called me was absolutely my cup of tea.
    All my questions were answered and I do feel very reasured and once I am ready to advertise both properties and get references I will be making contact with her.
