Rent Smart Wales issues re-registering?

Anyone else having problems with Rent Smart Wales? On 23/10/2020 I received a reminder from them to re-register as my registration expired on 04/12/2020.

I went online on 26/10//2020 and re-registered and paid my fee of £36 and duly received receipts for payment. Yesterday, Friday 13th I received a very nasty threatening email from them advising that they were proposing to revoke my registration on 04/12/2020 as I had not renewed.

They then go on to say that I will no longer be allowed to let property in Wales after this date. So what am I supposed to do with all the tenants I cannot evict? I have of course responded with proof of my renewal and now await their reply.

Any advice here? Should I re-register again and pay twice to protect my registration, that is if it does not fail again, or risk losing my registration while arguing about it?

    If you’ve paid the fee and received confirmation then I can’t see how they can revoke your registration. I’ d sit tight.

    By the way did you have sit a new test or simply send them the fee?

    I went online on the 9th November to renew with RSW and found some anomalies which I couldn’t get my head around. So I phoned them and they talked me through it and agreed and noted my concerns and suggestions. (There were quite a few). I have to say they were very helpful. Paid the money and got the receipt, nothing since so I’m hopefully clear.

    “Rent SMART Wales” – seems an oxymoron!
    I hope the intention wasn’t to make people like you “smart”, i.e. hurt!

    Not having problems but I do find it strange that since it’s landlords and letting agents that pay for Rentsmart they seem to be more interested in the tenant’s rights than those of the landlord. I understand the safe environment and good practice idea but “biting the hand that feeds them” would be an apt description.

    I did exactly same as you and had the same nasty letter. Ignore it as you have proof you have paid. Their reminder system is pre set to does not take into account you have paid so near to the date of the letter.

    Nothing smart about Rent Smart Wales- since it’s inception it’s fined landlords for not being registered, attacked a few on technical issues.
    However to date it has made not one difference to tenants.
    For us welsh landlords it a real laughing stock! Sometimes , just to raise a smile in our office we call them and ask some technical questions, then we listen to some moron spouting words that make no sense!
    However they are raising the bar next time round by introducing mandatory inspections! And guess who gets fined if they don’t follow their idiotic regulations?
