Rent-by-the-room Agents – do any exist in NW1?

I am trying to find an agent who deals with renting by the room in NW1. Rent-by-the-room Agents

I have a 4 bed flat and one of the rooms is let, I want to let the other three.

Nobody seems to mention it on their website, and all the agents I have phoned will only rent the entire property.

Is there a directory of agents who do this?

Can anybody recommend an agent, please?

Does such an agent exist?

    One idea would be to advertise yourself on spareroom.co.uk. This site works very well in Wales, so I don’t know how well it works in London. You would then have to conduct the viewings yourself unless you try and find an agent for that part…

    This is very common: agents think houseshares will be too much work.

    Spareroom works very well and the quality of professional working tenant is generally excellent.

    There is also accommodationforstudents (postgraduates can be ideal in a houseshare), houseshare.com, Roombuddies, Roomhunters, Gumtree and Easyroommate. Just google “London houseshare” and you get loads of hits.

    In my experience Rightmove are only interested in selling to estate agents. You can buy space via an online agent that specialises in hosueshares, but I was very disappointed in the quality of tenant who came forward: people who simply didn’t “get” the idea of a houseshare and thought I was letting the whole house for £500 a month.

    Gumtree can also be variable: it used to be good but I find lots of timewasters on it now, possibly because it’s free.

    You may also want to try the accommodation offices of London hospitals and universities, or even some big companies: it depends on the quality of what you are offering, but they all have young people on good salaries who want to share accommodation to save money and meet people.

    There’s a good offer!

    there’s three parts to this :

    1) finding the tenants – flatshare, rentaroom, spareroom, studentaccomodarions – there’s loads of websites out their that help match tenants to landlords. local press of course too.

    2) having a viewing and vetting agent if you can’t do this yourself.

    3) long term management and maintanence, replacing tenants as and when.

    google room / HMO letting agents – and the area and several should pop up

    blackatz used to work this market in most parts of london.

    I use http://www.SpareRoom.com, there is a ‘phone App you can get in Apple Store or Google Play. It’s brilliant for finding Lodgers and I got a lot more replies from this app than I did with newspaper adverts. Agents don’t normally deal with room letting in my experience.
