Removing tenants belongings?

Hello, please can I have some help from Property118 members? I would like to know what is the shortest amount of time I can give my tenant to remove their belongings if they leave these in the property after the bailiffs have been and the locks have been changed.

Any advice from Property118 members on this would be greatly appreciated,

I suggest you look at the Tort Interference with Goods Act. Which should stipulate the requirements.

However by incorporating the notice within the AST at the start of the tenancy you may be able to reduce the period you hold the goods and describe how you will dispose of them too, together with charges.

I had a tenant who left two skips worth of stuff (not quite rubbish, but very little value, like a second hand set of kitchen cabinets). I knew he had left the country, so I had no chance of tracking him. The council told me I had to keep the items (despite the very low value) for 6 weeks. Other councils may give different advice. I had no where to store the items, so it meant I couldn't rent the property for 6 weeks!
