Hi, I am a animal lover and I have 2 outdoor rabbits in my back garden that in my tenancy states I shouldn’t have pets, but the estate agent allowed it as long as they are outdoors and I bring them in to play with. My question is I’m looking at setting a boarding business […]

It is rather confusing as Chancellor stated on 8th Of March during his Budget speech that, Landlords and Small Businesses with a turnover under VAT threshold (less than 83k) will have another year (April 2019) before they will be required to submit quarterly Tax Return. Immediately after, HMRC published their guidelines stating that “Cash Basis” […]

A company purchased a property on behalf of an individual (A), who was not able to purchase the property on his sole name for various reasons. Can the company create a declaration of trust stating that they are the legal owners, but the beneficial owner is the individual (A) Thank you Umesh

The 2015 Conservative manifesto included the following pledge: “We will commit to no increases in VAT, National Insurance contributions or Income Tax”.  To see a copy click here Not everyone read it at the time, but very few people could have avoided seeing David Cameron on television on 29 April 2015 pledging that there would […]

Hidden in the spring 2017 Budget small print indicates that tax relief on renting a room of your main residence will be reviewed by Government. This is likely due to the widespread use of Airbnb and the potential for generating tax revenue from this popular market. The Government said it will conduct a consultation looking […]

Scotland’s largest membership organisation for landlords has strongly criticised UK Chancellor of the Exchequer, Phillip Hammond MP, for not reversing tax changes which will result in a reduced supply of affordable housing in Scotland. Landlords had called on the UK Government to reverse tax changes brought in by his predecessor which will see landlords taxed […]

We live outside the UK and signed a contract with the tenants for one year. They stopped paying after two months and we sent them an eviction notice and have a court hearing date in June which is 3 months from now. We have just found out that the original tenant has moved out, but […]

I would appreciate any sound advice. My company is buying 3 HMO’s, in total 18 rooms/tenants in Crawley. The current owner has/had given all tenants a 12 month AST, and all have differing dates.(per when issued etc..) Question Do I as the new owner (my co actually) need to issue new AST’s or do the […]

Warning from Property118 member: I think there are some useful tips and lessons to be learned from my experience with the West Brom that could be shared for the benefit of other Property118 members who have the misfortune to be customers of the West Brom. It is likely that every mortgage customer of the West […]

Hello all, Due to Care Quality Commission rulings numerous care homes all over the country have been shut. Due to the NHS crisis a decent number of public buildings e.g. homeopathic hospital, childrens hospitals etc. are ripe for development.  Background: I run a successful HMO in a limited company structure. I am now interested in […]

Philip Hammond stated in the Budget: ‘A fair system will also ensure fairness between individuals so that people doing similar work for similar wages and enjoying similar state benefits pay similar levels of tax.’ I was very pleased to see this basic principle affirmed by the Chancellor as, logically,  he will now have to reverse […]

The Spring Budget 2017 was spectacularly boring and for a change barely affects landlords. One slight change is that the £5,000 dividend rate tax allowance will reduce to £2,000 per person in 2018, thus impacting incorporated landlords as well as all other others with shares in companies. To a basic rate tax-payer that will mean […]

I may have missed this, but has there doesn’t seem to have been much mention on the forum of the new Annual Tax on Enveloped Dwellings which is coming in in April? Seems to me that this will more than wipe out any tax savings made by incorporating for landlords who are investing in areas […]

I have 2 buy to let properties on mortgage. I am getting an overseas assignment later this year to India for 2 years. I was planning to expand my portfolio but thinking what happens if I move overseas. Is it better to buy through company or shall I continue to buy along with my wife […]

I have one property which I rent out due to the fact I moved in with my partner and initially just wanted the mortgage covered whilst I tested the waters. I have been renting it out for 5 years now. The rent is £550 and my mortgage payment is £520. My current tenant has indicated […]

My property management agency has increased its fees by 50% with no prior notice. When I complained to the manager and I was told told that this was stated in the brochure I received when I approached the company and that if I leave the agency I would have to pay three times the rent […]

Most Landlords are still trying to get their head around the Governments “Right to Rent” legislation and the effects and implications the new legislation has on them, so when they are dealing with tenants with “Leave to Remain” and suddenly this ends and their rent payments end, not only is it scary, but they don’t […]

I am looking for a cloud based software to run my family portfolio of properties. I use spreadsheets mainly, but find it confusing to split sensibly the costs and so time consuming! I wondered if there was any new updates to the 2013 discussion that covered Quicken 2002, Xero, Landlord Property Portfolio Software. Any hints […]
