Around nine in 10 landlords have not had their latest tenancy agreement reviewed by a solicitor.
Lendlord’s survey findings also reveal that 79% of landlords in its sample now use rolling or periodic tenancies.
The property management and finance platform examined agreements held by 5,235 UK landlords with a current tenant.
In England, the Renters’ Rights Act moved assured tenancies onto a periodic system from 1 May.
Tenancy agreement legal checks
Aviram Shahar, the firm’s co-founder and chief executive, said: “Landlords have adapted quickly, with 79% of those in our sample now using rolling agreements exclusively.
“But moving to a rolling structure is only one part of staying compliant – landlords also need clear agreements and an understanding of their ongoing obligations.”
He added: “The survey highlights a gap between the agreements landlords use and the reassurance they would like.
“Around nine in 10 respondents had no solicitor review of their agreement, yet this was the most commonly cited way to increase confidence in its wording.”
Landlords using rolling tenancies
Across the platform’s sample, 84.7% of landlords had at least one rolling tenancy.
Those included landlords who use rolling agreements exclusively and another 5.7% managing a mixture of rolling and fixed tenancies.
Those with only fixed agreements accounted for 14.5%.
Among live tenancies grouped by their start month, the fixed-term share fell from 31.3% for October 2025 starts to 0.9% for August’s starts.
Letting agents supply agreements
In the separate survey, around 45% of landlords said their most recent agreement came directly from a letting or managing agent.
Around a quarter said a solicitor reviewing the agreement would make them trust its legal wording, the most common answer.
The platform data covered 15,622 tenancies, of which 86.1% were recorded as rolling and 12.3% as fixed term.
Lendlord says the survey highlights a need for clarity and confidence for landlords.
