Looking to connect with investors who have purchased student pods
I’m a new member and I’m trying to connect with anyone who has (or is thinking of) investing in one of the many Student Pod accommodation and Care homes with a guaranteed net income. ![]()
At face value they seem like a great deal, but can anyone advise their own experiences?

Wouldn’t touch this with a barge pole.
You can’t get a mortgage for these so the only resale is to another investor. Why would they buy second hand with no rent guarantee?
Also After the guarantee period what true rental income will you left with? Most likely nothing to a lot less than the guarantee once you’ve paid the management fees and start getting true market value rents. This reminds me of the buy a hotel room scheme from a few years ago. Who made money out of that?
I’d guess the guaranteed rent is subsidised by the over priced value in the first place or new properties being sold to cover the guarantees on the old one.
There have been some companies doing this that have already been taken to court/gone bust.
Run while you can.

The cost was 50K with a guarantee of 10% net per annum!
If it all fell through, you would be left with at least an empty apartment within a good location right? I’m prepared to take some risk just as long as I don’t lose the property I invested in.
