Leveraging workload on HMOs and using Virtual Assistants?

I currently have 3 x 10 bed HMOs in Liverpool obtained via purchase or leased, I am doing a little self management as well as using an Agent (inc 10% fee) and Gumtree.virtual

have any landlords used Virtual Assistants VAs to get tenants and save time?

One of the agents I have I use as a kind of pa. I've never used a virtual one for my property portfolio, only because I need someone who is based in the area and has knowledge of the area etc.. By the way my portfolio is Liverpool, Kensington, all student properties.

Virtual assistants aren't necessarily virtual - they just work from home and therefore can be in your home town. In my area in sussex you would be paying around £20 per hour so you would need to do the figures to see if it's worth going down this route. It's an interesting thought for me though as I did consider being a VA - maybe I need to do some sums too!!

I agree with you if you are paying £20 pH is not viable. But a few leading property people are looking at VA over the Internet to do research work, general admin and other procedures for £3 to £4 per hour. The VA are based in USA or Philippians, and have a very high standard of education, even to degree level. Just the issue of communication and skills. Imagine getting a list of 100 potential properties for sale in a key area and it only costs £30.

You've been watching the Tom wade property vidoes I am guessing. The trouble with all these guru programs is that the more people that enrol on them the less effective they become as the market becomes saturated with people chasing leads. As for pillapino va ...having travelled there a few times I can say that there standard of English is excellent

Streamlining recruitment using a pa is great if they're able to screen them properly too providing the hourly rate doesn't get out of hand.

Automating ongoing repetitive tasks is an even bigger saver once you've filled your vacancies, especially if the tenant can be spared the embarrassment of outstanding utility bills with something like buylec prepay. Cuts out all that meter reading etc.

good morning, new to the platform and very keen to hear if anybody is aware of suitable platforms/websites for listing HMO's in Liverpool area? We have a few and are looking at new ways of marketing them so would appreciate any thoughts/comments!
