How can I trace my previous letting agent?
I had a letting agent who disappeared owing me £1100 and I have made a claim via small claims.
The courts have sent him notice, but he has not replied. I am assuming he has left his office.
The courts won’t award a CCJ until I am able to get his known address. They have also sent a load of forms which I have to fill in which I am struggling to understand.
Have any members been through this and is it possible to help with any guidance please.
Many thanks
Pradip

Hi Pradip,
Was the agency a Limited company? You can trace the business and directors through company house.
Did they belong to a redress scheme such as the TPO and can you trace him that way?
Did the agent have Client Money Protection insurance? The insurance company will have the owners details.
If none of the above was it a private individual with no protection or insurance or a rent to rent agreement?

Sadly, as a retired solicitor, I fear your rogue is not worth powder and shot. Write it off to experience and do better due diligence before appointing your next letting agent? Remember, cheapest is not always the best and ask around your local landlords whom they prefer?

Thank for the comment. No he wasnt a ltd company. One man band. He was my agent for over 4 years with no issues. I understand he didn’t take any deposit. From these new tenants have only been there 2 months.
Its them that told me that there was no reply when they tried to contact him. Then immediately i asked the new tenants to pay the rent directly to me.

Pradip, you say he was a ‘one-man band’ if he was such but operating as a Limited company, he’d easily be able to close that down.If not, well you have 6 years to pursue him.
I’ve no experience of Chris’ company SIRS, but I ( http://www.PossessionFriend.uk” rel=”nofollow”>http://www.PossessionFriend.uk ) use a No-find, No-fee Tracing Agent that costs about £35 Report Comment Reply
