How can I get my EPC from E to C?

Hello, I own a 1900 solid brick small workers’ cottage. It’s been fully renovated, new roof, new DG and electric heaters with no mains gas. My EPC is currently an E.

I ask the assessor if I put in mains gas central heating how many points would my EPC increase by. He said he couldn’t tell me!!!! So I am now wondering if the assessor doesn’t have a clue, then how are we, the public meant to?!

What’s the point of doing any upgrades if I cannot get a guaranteed EPC C rating? Will most of the houses in the country predating 1900 ever get to a C without having to spend £30k min. Looks like I’m offloading the house if I can’t find any assured answers from officials.

    I have flats in the same building both identical. One a C and one an E. One says cavity insulation one says no cavity insulation. The assessors are a joke!

    That just shows how poor the EPC system is, surely they should be made to have thermal heat detecting equipment to assess the insulation situation of a property, not just saying I can’t see it so it’s not there, is simply not good enough, they could be forcing people to spend a fortune on insulation that isn’t needed.

    good point. if people could see heatloss in their property it would make any needed upgrades easier to accept

    Thermal imaging works best when the heating is on and it’s cold outside. This restricts Epc’s to the winter months and not during daylight hours so too impractical to include. Saying that draught proofing doors and windows should be on the list of epc checks and improvements .

    If your EPC is in Band e f g e forget it, you will lose at least 3 years profits
    PRS is stuffed anyway and the smart ones are getting out
    Sell Sell Sell before it gets any worse

    Landlords ought to be expecting to spend money on their properties to upgrade. Almost of our flat roofs for example now include 130mms of insulating slab under a new membrane. However EPC changes bringing the envelope of the building up to modern standards of insulation is still the right thing to do. Yes a lot of money to do this, with Scaffolding very often but once it’s done its done for at least twenty years.

    I have 2 Lovely semi detached houses EPC Band D they have New combi gas boilers with Trvs, programmable wall stat, modern double glazing, loft insulation and have cavity walls The whole country averages Band D and there are very few houses of Band C on this large 1970’s estate. You need cavity fill or solar to bring to Band C.
    The whole estate is very nearly Band D bar new build but the Goverment want Band C. Why on earth would a Landlord, (most have one house) lose 2 years rent. That my dear sir is cloud cuckoo land 20 years humbug most are in retirement. Sell Sell Sell enjoy your retirement Stuff the goverment Looney Left Shelter and Generation rent. Every one I know is getting out do you know something different

    Yes for those who plough money into their investment properties so as to be at least as good or better than others the returns will be better than with any other form of saving. Rents tend to rise with inflation but this is not the case with deposits. You might get lucky with the stock market but the odds are stacked against you

    If you read all the comments, its all about people being stuffed by renters.
    The Government, Looney Left Shelter and Generation rent are all out to get you
    Even with Sec 21 (Its being cancelled) your paperwork needs to be up to a professional level or your case falls flat and will cost you thousands. Its £300 per hour for a Litigation Lawyer. The disadvantages now far outway any advantages. PRS get out while you can everyone I know has

    Yes this also surprises me. One of the things I find funny about the passivhaus standard is the idea that you can’t have cat flaps etc…fine, but what do you do if you have a cat? Or a small dog that goes in and out of the cat flap? The new renters’ charter says you are not supposed to unreasonably disallow pets or something similar but that also affects insulation.

    And for everybody else that doesn’t have a pet they lose much of their heat when they open the front or back door. But how much does it improve your EPC assessment if you add a porch to the front and back so that you can keep your heating in when you bring in the groceries?
