Is gas a legal requirement?

We are about to start building 8 flats, it is in fact an extension on to the rear of an existing commercial unit in a town centre.Gas

Conversion of 2 flats above the commercial unit and 6 flats on a new build extension at the rear. My architect told us a while ago that law required us to have gas!

I have been reading that gas in now limited in the North Sea, consequently forcing imports up by 40% .

Obviously if gas isn’t required there will be a huge saving now and in the future. Any advice would be greatly appreciated.

Electricity is not an efficient method to create heat.

The reason for the gas is without it we would have to increase internal walls by 400, extra insulation etc..... At present the architect has managed to get 8 x 1 bed flats that work, this configuration would have to change if we just have electric.

Daft if you have to have 400mm ? In internal walls 8", if the room the other side is nominally heated.

Darren, they will tell you electricity is 100% efficient, which of course it IS, but the day rate unit cost is 3x gas, and 2-3 X night rate on e7 or 10.

Hi Chris, I design buildings and conversions for a living (Rentals are secondary) and have come across this problem many times, when it comes to SAP assessments for the purposes of building control, electric for heating is bad, gas heating is deemed to be more efficient. So to make the figures stack up for electric heating you need to get efficiency elsewhere. Normally starting with insulation and heat recovery, then if possible renewables such as solar PV and hot water. Not always possible with apartments.

So does that mean that when gas is (supposedly) banned in 5 or so years' time, many properties will be considered unfit for habitation?
