Free insulation for tenanted propertiesDid you know that landlords can now get free loft, cavity and solid wall insulation and more, especially if your tenants are in receipt of benefits?

The procedure to find out whether your properties qualify for free insulation is simple; it costs just £100 for a survey and if the works go ahead the survey fee is refunded too!

The surveyor will measure the existing insulation in the loft. Cavity wall insulation is a simple drill test and holes are filled again afterwards. The turnaround on insulations is really fast and done by approved insulation teams.

External insulation is available for properties pre 1920 which are of a solid construction. An additional wall is added and then rendered. It looks really smart, adds value to a property and costs the landlord nothing!

There are a lot of misunderstandings amongst landlords surrounding the Green Deal. I don’t profess to being an expert but I do know that a lot of the work which is completed as a result of Green Deal assessments isn’t necessarily paid for with Green Deal funding. There are several grants available too! These are very much dependent upon your tenants’ financial circumstances. Therefore, it is important that your chosen assessors/surveyors and the companies they work with to arrange funding and installations based on their recommendations also obtain comprehensive details of your tenants finances to obtain the most efficient funding. The company we have now partnered with are a FTSE 250 company and employ over 70,000 people. They provide these services to Housing Associations and Councils. They are, therefore, incredibly well placed to advise you and your tenants properly.

The problem with trying to investigate all the different schemes yourself is that you don’t know what YOU don’t know and you don’t know what you local man doesn’t know either!

It’s all very well trying a DIY approach to this but why bother when, under the scheme we have put together, you get the £100 survey fee back when the works are done anyway?

What’s the point in going to a local supplier who has a handful of contacts when you can go to a National company which is bang up to date with all the schemes available?

In terms of the £100 survey fee, I can’t see why some landlords might perceive this is an issue. Why would anybody do the research if they were not indenting to go ahead?

As I see it, the £100 is merely a refundable commitment fee.

Conclusion – if you are serious about improving your property and you want the best advice on all schemes without doing the leg work then pay your £100 to our recommended supplier, get the work done and get your £100 back. SIMPLES!

Advantages to having an assessment and proceeding with works are; increased property values, reducing carbon emissions and happy tenants as the cost of the energy bills will be lower, especially over time as we are all aware that energy costs are rising quickly.

To summarise. We mmw were working with ceps and cerps funding. Come Nov late on the scheme was pulled due to no funding left. We had no control. In fact over 100 surveys were returned without mmw getting paid. Since then we have up skilled to dea and qualified surveyors of ewi

I'll contact them after the dea course. But I will have, active funding on boilers within seven days. Lofts.. I do have funding but only affordable warmth criteria via eco.

I've got properties in the North East and in the East Midlands and I have found schemes covering both areas where amongst the goodies provided are free boilers.

I'm told by the operators of the schemes that these aren't part of the Green Deal - I'm a little ignorant of how it works but it seems that the Government have encouraged the big energy companies to help with upgrading properties to make them more energy efficient.

The criteria seem to vary from location to location and from provider to provider. In it's simplest it seems that tenants on benefits who have children, and pensioners who receive a benefit, qualify as of right. The application has to be made by the tenant on the phone, so the provider can check they are on the right type of benefit.

Then, as long as the boiler is old enough (usually 7 years plus) or deemed to be inefficient, they can get a new boiler installed.

I'm kicking myself because I've just had a boiler installed for £1,500 at the request of my managing agents but later found I could have got it for free. My managing agents knew nothing of this scheme

At the moment 3 of my tenants have applied so in money terms, if they are accepted (and there's no reason to think they shouldn't be) I'll be saving about £5,000

Sorry there appears to be a lot of messages repeating its self.

MMW can offer free loft insulation and hard to treat cavity (40/49mm)

EWI external wall insulation on Electric off grid to anybody whos property is solid free. If you are on Gas then i need to balance the ratio requested by the utilities 3 electric vs one gas - the tenents also need via gas to be on certain high benefits. This is the words of the utilies

Boiler replacement - Available to any person who is on certain benefits - child tax credit less than 15860 Pension credit and several others. This again is free - depends on the age of there boiler and eff - generally 6 yrs plus would bring this into line.

We did not fail in 2012 - the funding to all companies was stopped , because the energy companies hit there carbon. Whilst Marks option is good - i can also offer a service to customers in Yorkshire Lancashire and the north east ref EWI Loft and HTT - Boilers we have scope to cover Watford , Luton , MK , Yorkshire Lancashire

I have indeed done a lot of work on Green Deal and I can support Mark when he says that for landlords to track down all the free measure and part funded measures is a nightmare. Why is this?

There are at the moment several different schemes in operation, some are about to finish, some are changing the goal posts and some are just beginning.

Green Deal is the scheme that is just beginning and this is a part funded and part loan scheme to help landlords to get properties of all types and all tenant groups up to E or above by 2018. The most important element of Green Deal is the Golden Rule which means that the payment of the Green Deal Loan which is paid by the person paying the electricity bill cannot exceed the amount saved on the overall utility bills because of the increased energy efficiency of the property. The Green Deal Loan therefore is unlikely to cover all but the most basic measures and other funding must be used to pay for those measures - a typical example of this would be external wall insulation. Government have "forced" the energy suppliers to pay into a fund called ECO and the Green Deal Assessor will need to find out which pot of money withing ECO can be used to meet the Golden Rule.

There are also schemes that cover tenants in fuel poverty. Areas of high carbon emissions. Tenants on certain benefits. Confused - yes you will be and this is why the best option for us as landlords is to get the experts to do the work.

We can begin the process by choosing a company to carry out the Green Deal Assessment - this is more involved that a simple EPC which we should all have by now. The Assessement starts the ball rolling and the Assessor will give us all the information we need about what is free, what is part funded and what can be covered by a Green Deal Loan or can be paid for by the landlord if he chooses.

If we do take a Green Deal loan we will need to discuss this with the tenant because the tenant, if he is the bill payer must sign too.

All future tenants will need to be told that there is a Green Deal Loan attached to their electricity bill and some landlords may choose to pay that portion of the bill or to agree with the tenant that the reduction in the cost of heating will cover the cost.

This has been a big learning curve for me and I continue to learn. I was hoping to write an article on Green Deal and how it works for landlords but I cannot do this yet because I still have more questions than answers.

One thing I can say for certainty - this is not going to go away and all landlords need to get their properties up to E or above by 2018. The ECO funding pot will be filled each year but in my opinion it will be used up quickly. That gives us just 5 financial years to get free subsidies and when the money runs out each year we will have to wait for the following year - 5 years will fly by and God help those who wait until 2016 and 17.

If there is an expert I welcome imput that's for sure. As a small business I should of wrote a blank cheque as it's cost me a tidy sum for helping. Trying to solve poverty. I'm still here to help and guide tenents landlords. We have taken the liberty of qualifications to enhance our business and in turn be that little bit different from some others. Green deal when it starts will help. Summer time I'd guess. But the goalposts do move as it's not so much about poverty but carbon from the Utilities. I have ewi jobs for your members ready to go when the funding is more than cost.

We have spent 560 hrs in drafting up 19 page eco surveys including drawings measurements capture forms signatures etc we too need help. Positively funding is ok for affordable warmth lofts htt and boiler replacement.
