Cost of house clearance after tenant has been evicted?

Hi, a tenant has been evicted today, the house is a complete mess. Including animal feces and possible human feces and the usual household rubbish. Every room in the 2 bed 1 bath semi is trashed.

Has anyone else on the Property118 forum had this disgusting experience. My question is how much would we be expected to pay as it is classed as clinical/offensive waste. It has taken over 2 years to evict the tenant!

Any advice would be greatly appreciated,

The payment to a managing agent is well worth it when I read these horror stories. Cost of clearance, possible legal fees, void period while the place is cleaned, rent defaults beforehand, and the cost of repairs all mount up. I've always used an agent and never had problem tenants. Bad tenants avoid the officialdom, extensive checks, and increased scrutiny demanded by agents. By distancing myself from my tenants, not only am I distanced from any emotional turmoil, but any personal requests and contact etc are less likely to happen if an agent is involved. Overall I pay more but my own sanity and peace of mind are well worth it.

If you have a good agent I can see the advantages.
However because of some bad experiences I have not used one for several years.

I had a tenant who was nothing but trouble the whole 2 years he was renting the house. When he left, I found he had been letting his dog (prohibited in the tenancy agreement) go to the toilet on the brand new carpets. They had to be thrown out after 2 years use (abuse). He also left the garage filled to the rafters with all sorts of junk. The council advised that I had to keep all the junk for 6 weeks. I had nowhere else to put it, so it meant I could not list the house for rent until it was gone. It was 3 large skips full which I paid for (obviously, who else).

Deposit, plus chase for damages only way. This is why we need a register.

Most agents don't do maintenance or charge alot. The legal documents stuff is usually covered.

I had a tenant who stopped paying rent, went on for over a year before eventually leaving. He left every room full of junk, no reply to every message or calls.

Ended up with a house clearance company to remove everything he trashed. 178 bin liners, kitchen, carpets and curtains. Loss of rent 10.5k, New Kitchen 3k, Carpets 3k, Redecorating 2k. Wonder if I submit this to Shelter or Acorn they may want to reimburse me?

What is our course of action no2, the tenant tried to break in but was caught, she then came back another night as successfully broke in, my part wr was there and told her to leave and she wouldn't so police called.

But she left before they got there, they gave him a crime number but said this is a civil matter.

How can that be when breaking and entering g and trespassing.

£25K .. nothing, I know of a landlord whose tenant went to prison, they are still entitled to the property and the rent should be paid (I think up to 1 year) .. it wasn't - the landlord had a devil of a job getting him out - everything had to be done through a third party and the guy in prison had solicitors and social workers on his side saying he had 'rights'. Took nearly 3 years to get him out (as time period spanned Covid as well), and they couldn't evict him despite the fact he wasn't there. Cost FAR more than £25K. Happy to say the landlord got him out and sold, she is in the process of getting rid of her other tenants as she nearly went bankrupt and had a nervous breakdown. Shelter and GR don't see this kind of thing though.
