Hi, a tenant has been evicted today, the house is a complete mess. Including animal feces and possible human feces and the usual household rubbish. Every room in the 2 bed 1 bath semi is trashed.
Has anyone else on the Property118 forum had this disgusting experience. My question is how much would we be expected to pay as it is classed as clinical/offensive waste. It has taken over 2 years to evict the tenant!
Any advice would be greatly appreciated,

Yes just had same issue, don’t mind bit of tidy. But not to far extent, there needs to be a database or something.

Have you got tenants permission (preferably in writing) to dispose of everything? If so you can do so.
If not, then you can only dispose of such items as rotting food, you are obliged to store their belongings for a period.
Google “can I dispose of tenants belongings”.
Take plenty of photos and video as evidence of stuff left and of damage.
Any costs can be reclaimed from their deposit or from the tenant.
Failing that you suffer the cost.
Contact local company for quote for disposal of hazardous waste.
Clinical waste – enquire at local hospital, they may help.
Dog muck can be bagged and put in doggy bins or household waste bin.
Sounds like a troublesome tenant, so you’ll probably just have to grit your teeth and get the house ready for new tenant.
Sadly, lot of landlords have this or similar experience at some time.

Yes they left a few things 1 heavy sofa for a start. The baliffs gave them 7 days after eviction, they collected most things but left only a few things behind. Stuff they couldn’t transport. I think the time is like 2 weeks right?

It might be interesting to send all photo’s to Michael Gove and ask him to visit to give his considered advice as to how to proceed.
On a practical level, if the tenant has not signed a release for you to dispose of their stuff, you don’t need to store it in the flat. You can move it elsewhere while you renovate/repair.
As for the costs, you can claim off the deposit, if you have all the proof, but TDS’s tend to fight hard for the poor hard done buy tenant.

a database for bad landlords has been created, what about a database for tenants. i guess this behavior from tenants is something that is going to be part of the social credit score at some point, even though by that time there is going to be one landlord: the uk gov.

I had a tenant leave and (unknown to me) left a load of leggo and sylvanian families in the loft. 4 years later they contacted me to collect them as they had forgotton to take them (I think this was probably true). Unfortunately one of the other tenants who later occupied the property must have found them and likely sold them. I was told by the returning tenant that I must pay for them – on yer bike was my reply .. never heard anything again.
