Can children and pets be prohibited when offering residential property for let?

Hello, are there/will there be any circumstances in which children and pets can be prohibited when offering residential property for let? I own a detached property which has been successfully rented out over a 20-year period and it is now available again.

It is about 20m from a commercial property which I also own, a lucrative wedding venue. The rental reflects some level of disruption caused by the adjacent venue, and in a rural area, it remains in high demand – local agents are contacting me regularly stressing they have a list of eager potential tenants.

The problem is the risk of barking dogs or noisy children undermining the operation of the wedding venue, and potentially spoiling people’s big day. Unless there is a suitable exemption clause, I am seriously considering leaving the property empty (I don’t want to do Air B&B), which is ludicrous given the huge demand for the property.

Any thoughts from the Property118 community would be welcome,

I realise you said you don't want to do AirBNB, but have you considered making the accommodation available for guests at your wedding venue to stay overnight. Often guests travel long distances and need to arrange somewhere to stay while attending the wedding. That way if the residents of the house annoy anyone, it would be themselves.

As for generally excluding children, you are swimming against the tide. The only way round that is to "vet" potential tenants. I would have thought at 20 metres, the house would be some distance from the venue and unlikely to cause a disturbance.

An employer doesn't have to take on the first interviewee, but makes a choice from several. Surely selecting a tenant works the same? An applicant with a dog or children (or anything else you are uneasy about)
could be declined for some other reason, which you don't have to specify (yet).
