Hello, I’m thinking of looking outside England for rental opportunities but not Wales or Scotland. I would be interested in anyone who currently lets in Northern Ireland to determine what differences there are to England.
I’m guessing all the basics are the same, like gas certs/elec certs and EPC’s but are there any specifics I need to be aware of?

We used to live in NI and our rentals are still in NI. All the legislation referred to on here isn’t applicable in NI, anyone referring to Section 8/13/21 etc doesn’t apply. All the rules and laws are governed separately. You need completely different tenancy agreements too. Rent deposits, Landlord registration is also separate.
Depending on where you are buying, (that process is also slightly different, and you’ll need an NI Solicitor) house prices and rent are significantly less.
It’s not difficult and the legislation etc is less cumbersome than England, but if you proceed, I’d highly recommend you’re fully managed by an agent.

thanks – ok its different so does that mean less burdensome and easier to gain possession? Surely the RRB will apply in its entirety? (I will have a look when I have a min)

RRB is for England. It’s the Private Tenancies Act (2022) NI reforms for NI. I’ve never attempted repossession, so can’t compare, I’m afraid.
