Buildings insurance for empty property?
Hi, can anyone recommend a company that does buildings insurance for an empty property that I’m going to sell?
I’ve looked at a few and they just seem to cover fire but not water leaks. Obviously I’m not expecting either of these, but if I’m paying for insurance, they would seem to be the main hazards that I would want covered for a 6-month period while the property is empty.

I had this exact scenario under an aviva policy, i simply contacted them via my broker and they advised cover would remain provided the heating system was drained down. I had the heating system refilled and tested prior to the new owners taking possession of the keys.

Read your policy document. Then contact your current insurer, explain that the property is vacant and one the market for sale.
Normally between October and April heating needs to be left on 12/14 C constant or drained down, but we are now in summer so not likely to apply. Turn the boiler off and the mains stopcock off – TAPE DOWN all the toilet seat lids to the body of the toilet AND a notice that the toilets are not to be used.
You will also need someone to inspect the property either weekly or fortnightly – your policy document will tell you which

I had the exact same scenario, our existing insurer would not cover an unoccupied property.

We were no longer local to the property and these only required an inspection every 30 days, which the selling agent covered.
