Blocked under floor vents and letterbox?

Hello everyone, Please can I ask what you think I should do with a tenant who blocks the underfloor air vents and the letterbox? This must be to stop drafts, but ventilation is more important for health and condition of the property.

I have written to the tenants by pigeon post but on a site visit found it couldn’t be delivered due to the blocked letterbox!

I talked with them and arrange a meeting on site after 8pm that evening. However, no one turned up and no text message was received from them either.

Any ideas on how I should handle this?

    Yes, but they are just into by two months a twelve month Agreement. It’s doesn’t worry me as I am sure that by the end of their tenancy agreement there would be minimal damage if any. This is because on the other side of the building they can’t/haven’t or even though about I. The building is a two story house with a ground floor & 1st floor flats. Thanks ?

    We had a similar issue a few years ago, contacted the local police , they raided the house after a few weeks, arrested the tenants for a multitude of offences ranging from arms trading , class 1 drugs and people trafficking.
    Call the local police, you never know once they finish checking Twitter for nasty comments they may check it out.
    Sounds like a problem though

    Sounds like drug growing. Have the locks been changed? If not, let yourself in because the neighbours reported a leak the they thought was comming from the property.

    Yep I’d contact the Police. If they knock on, they will have an inkling if there is more to this than meets the eye.

    If you can access any meters from the outside clock the readings and keep and eye out. Even readings over a couple of days will give you cause for concern if they are high.

    Knock on neighbours to see if they have seen a lot of comings and goings/activity. All builds a case – then more chance of getting Police to attend.

    If they have bypassed the meter as is common with cannabis growers it will not show up on the meter reading.

    Good call – but if you suspect drugs go with a mate who has 999 on speedial!
