Does bathroom with window need extraction fans?
Hi Everyone at Property118,
One of my rented properties received a visit from an Environmental Health Officer. One of the listed defects is the bathroom, citing the lack of extraction fans.
The bathroom has a large window with openings.
My question is; am I really still required to install extraction fans regardless of there being a large window that can be opened?

Selective licensing does not allow them to apply new laws. This is illegal. Ask the officer to show you in writing where he is quoting the need for an extractor fan. If you have a window this should be sufficient. The extractor fans are needed if you have sealed windows as some flats/buildings have. Also some bathrooms have no windows. Many environment officers don’t know all the laws themselves & just push anything onto landlords to show they are doing something & to make their dept stats look good.

Even if not mandated, thousands wasted over years rectifying mould, etc., has taught me that not having extractors is plain dim. Even more important is the type of fan: ignore those (most) that require people to behave in a particular way. Reliable Humidistat fans start at ~£25 on eBay. For me, bathroom and kitchen humidity issues are now largely history.

In the last 2 years in 2 of my recently built properties I have found the bathroom extract fan not ducted to outdoors and discharging into the roof space.In one of them I discovered the kitchen hood had the same problem as evideced by the grese all over the property. I wonder if the council representative would have spotted these problems on his inspection or justissueda pass? One of the properties has a certificate for air tightness and one wonders whether connecting the fan to outside would have resulted in a fail, so was never connected. Never buy new again.

Always put in a humidistat extractor fan.
If you are a nice person, then get a quiet one.
