3% rent increase reasonable?

We never increase rents. Our mortgage payments have been pretty static for many years and as you say for the sake of a few quid a month keeping a happy tenant for outweighs that. The longer they stay the bigger shock they get if they start to look for another property. We've had 2 tenants give us notice as they wanted a bigger place but rescinded it within a month having seen the jump in rental prices if they move.... Read More

Assistance dog increase?

I have fairly high end properties on the South Coast. Not only to I encourage people with pets I also run a charity in Portugal which rehomes dogs into the UK. Now most of my tenants and their friends and family have one (or more0 of our dogs! Makes great business sense, we keep our tenants for ever as really nice dog friendly houses are really difficult to find. We've had no problems with damage other than normal wear and tear. Give it a go, keeping good tenants for a very long time is a good business model.... Read More

Jenrick overhauls tenancy agreement to help end pet bans

I have several properties in the SE which could be described as more up market. I actively encourage pet owners as tenants. As it's difficult to find nice big pet friendly houses my tenants tend to stay a very long time.

And I actually send shelter dogs from Portugal to the UK, and cunningly many of my tenants and their family members have adopted these dogs. I know the dogs so I'm not concerned and it means my tenants have no chance of escape (joke people).... Read More

Mona Lott is a bad tenant

There were 2 recent Bellway cases. One involved a mineshaft at the back of the property they'd failed to be notified about. We had one of these, knew about it and needed extra insurance. They were over charged for flooring and there were other snagging issues.

The finish on the house in the 2nd case was appalling. Coping tiles on the porch didn't go to the end of the tiles so when they complained the builder stuffed a bit of corrugated sheeting in to allow the water to drain off the roof. It would have blown away in the first wind. Rawl plugs couldn't be put into cupboard wall in places so they actually had shelves on a 20 degree slant. I think in a brand new property this is totally unacceptable. And for someone then to be told they are not getting the house they've totally planned their time around is simply not on.
