Bio
I’m Simon Misiewicz, a UK-based property tax specialist with over 20 years of experience helping landlords, developers, and property investors navigate the increasingly complex world of tax and accounting. I am both ACCA (Association of Chartered Certified Accountants) and ATT (Association of Taxation Technicians) qualified, giving me a dual technical grounding in both statutory compliance and strategic tax planning.
Throughout my career, I’ve worked with thousands of clients ranging from first-time landlords to large-scale developers, supporting them with everything from buy-to-let tax efficiency and capital gains tax planning to inheritance tax structuring and company formation strategies. My particular focus is on helping property professionals optimise their structures—whether operating personally, through limited companies, or more advanced models such as LLPs and Family Investment Companies.
I founded Optimise Accountants, a specialist tax advisory firm dedicated to UK property taxation. My role is both client-facing and research-driven, ensuring we remain at the cutting edge of HMRC policy changes, case law, and real-world tax application.
I’ll be sharing practical insights into the tax challenges and opportunities facing the UK property sector. Topics will include Section 24 mitigation, SDLT planning, furnished holiday lets, non-resident landlord issues, and succession planning strategies. Posts will combine technical detail with actionable takeaways, and are aimed at accountants, tax professionals, and financially active individuals looking to stay ahead.
I believe technical expertise should be paired with clarity, and that accountants should be proactive in advising clients—not just reactive. My blog aims to provide timely, relevant, and experience-backed content that empowers professionals across the industry.

I completely understand why this feels like yet another squeeze on people who are trying to do the right thing, whether that is working with tenants or landlords who provide decent homes. The Autumn Budget indeed increases tax on property,...

The UK has spent years aligning itself with international norms on corporate profit calculation, thin capitalisation rules, and anti-avoidance measures such as the Corporate Interest Restriction. A sudden UK-only carve-out that penalises property-rich close companies would immediately raise compatibility questions...

Many long-standing landlords are rebalancing rather than abandoning the sector altogether. Selling the most demanding properties, consolidating into higher-quality units, or incorporating for cleaner governance can reduce stress and administrative load without forcing a full exit. It is not the...

Abolishing private landlords would not end the housing crisis; it would accelerate it. The Green Party appears to forget that over 4.6 million UK households rely on the private rented sector, and that small landlords (owning 1–3 properties) make up...

I am glad you have written this post Mark Even if a landlord were to argue that their “company leaseback” model falls outside the Transfer of Income Streams rules, it would still face scrutiny under the General Anti-Abuse Rule (GAAR)...

Each co-owner reports their beneficial share of the profits on their SA105, regardless of cash flow between you. Keep a clear audit trail showing how you allocate receipts. Joint tenants have no defined shares and have right of survivorship; tenants...
