Am I getting the most rent out of Housing Benefit?

Am I getting the most rent out of Housing Benefit?

11:04 AM, 6th November 2015, 10 years ago 35

I have several families who are potential tenants for me on housing benefit and was wondering if anyone knows about freelance housing benefit consultants.housing

Would it be best for me to use one to help me do a pre-assesment of the maximum benefit they would be entitled to?

My house is a 3 bed EX LA property. The housing benefit departments do this but a freelance consultant can sometimes help maximise the claim through their experience of the system.

Many thanks in advance.

Peter

The tenants would not be claiming for a higher number of rooms! There is no fraud whatsoever. Their HB entitlement stays the same regardless of the number of rooms they choose to occupy.

The tenants cannot claim more than the market rent, they would only be entitled to the LHA rate for their household. As for what rent the landlord charges for any property, that is mutually agreed between them and their tenant.

    Hi Robert,

Partly off subject but I have found a family who are wanting to rent my property and they have an unusual family mix, the mother is 68 years old and a pensioner on disabilty allowance and her son who is 40 years old and he is on disability and they have the carer who is also their family member being the nephew. On the face of it I like the family and they have a total benefit income(uncapped due to disabilities) of £3400 a month. As my property is a 3 bed they will qualify for all the HB with a top up of around 300 quid a month. On the face of it I would be very greatful if you could advise on what potential problems you would be looking out for with this claim? Also do I need to seek proof that they are truly registered disabled, if so how would I do that? As a matter of course I will check their credit and previous landlords reference and make sure from bank statements that HB was paid to them. I am more curious to know as both mother and son are disabled how I flush them out if they trying to pull a fast one on me. Its just me being paranoid as nothing they have said or done makes me suspicious. Appreciate any tips you can give.

    Thanks Peter
