Builder’s Schedule of Works

We are refurbishing a flat won at auction and the discussions with the builder are dragging on a bit.
He has asked for a Schedule of Works from us which I know should be the detailed list of requirements (2 bathrooms, kitchen, re-wire, etc).
Does anyone have a template that I can borrow from a previous refurb project ?

Try paying a professional for one.
That way you might get a meaningful quotation whereby you don’t end up with a long list of extras and the builder doesn’t lose money. 🙂

Going it alone if fine if you have experience If not, then I would consider using the services of a chartered surveyor to draw up the specification and get some comparable prices for you. The surveyor is likely to charge you about 10% of the cost of the work but if you use someone who has been recommended you should find that you will recoup this by the savings he can make by choosing a contractor with whose work he is familiar and by ensuring that the work is done in the best way at a economic price. Also, the surveyor will be putting his Professional Indemnity Insurance on the line which means that if he signs off any work that proves to be of poor quality or plain wrong he bears the responsiblity. A final point is that the surveyor is likely to know all the latest requirements in terms of fire safety and also be able to advise on the best and most modern systems available. Ask around for recommendations – that’s the best way
