Selective licence refused
I have been refused a licence from Newham due to association with a convicted criminal.
I have been a landlord for over ten years and have had no problems.
I have a managing agent but who would be the applicant as no company is willing to do this? Or do they?
I have spoken to several agents and none of them have even heard of a refusal yet!

Hi Donna
What was the crime, how long ago was it and is the conviction now spent?
Do you actually have a criminal record and was that the reason you were declined or is it a case that you are association with a criminal? It’s not clear from what you have said.
Just trying to establish whether it might be worth you appealing.
If your licence has been declined purely on the basis of an association then I suspect you have very strong grounds for an appeal indeed, not to say that you don’t anyway.
Also, have you considered to letting your property to a Housing Association?

Hi,
The test is for the licence holder to be a fit and proper person, ie not to have been convicted of a range of offences relating to all sorts of things. If you are the licence holder and you have not been convicted of anything then there is no grounds for refusal.
However if your ‘associate’ has an interest in the property being licensed or is part of the management team it’s all a bit different. In this case you will need to appoint an agent to manage the property on your behalf.
