NRLA welcome Welsh government plan to end homelessness

The NRLA has welcomed the Welsh Government’s announcement of a new £30 million funding pot as part of a plan to end homelessness. Local authorities are expected to be able to use this funding to support a nationwide private rented sector leasing scheme.

The scheme will allow local authorities to lease properties from private landlords to provide homes for those experiencing, or at risk of, homelessness. Landlords will be offered guaranteed rent payments and contributions towards the cost of making improvements to the properties.

Private sector leasing schemes provide improved access to accommodation for households in need and balance the risks faced by landlords when working with tenants who can be difficult to reference or have an atypical rental history.

Responding to the announcement, NRLA policy director Chris Norris said: “We cautiously welcome the announcement of funding for greater use of private rented property to help end homelessness in Wales.

“The NRLA is yet to see much of the detail of how the action plan will be enacted, however, we are pleased this initiative recognises the positive role played by private landlords in providing good quality homes for those in the greatest need.

“Private sector leasing schemes such as that included in the Ending Homeless Action Plan can be beneficial to landlords and tenants as well as providing cost-effective housing solutions for local government.”

Come on NRLA don't sit back and 'wait to see' actually come up with a standard lease agreement that is acceptable to landlords. Then press for that version nationwide.

I would suggest that two basic tenancies are needed, one as the present AST which effectively gives a tenancy for life and a second which is for a fixed term only and cannot be extended except by mutual agreement. The latter would be used for tenancies such as student lets and situations where the owner occupier knows he is to return on a certain date.

The current "One size fits all" tenancy is not fit for all purposes.

Why not just cut off & stop bringing in ALL the retrospective legislative punitive Anti-Landlord policies in the first place which is why we're where we are, where Benefit tenants can't get a house any more.
It really is simple.
Stop Selective Licensing.
UC direct payment to Landlords.
All the other tripe.
And then we may not have to pay the colossal cost of this homelessness & reduce the £6 billion pound error in DWP overpayments at the same time.
