Change of rent payment date do I need extra paperwork?

My tenant has asked to change their rent payment date as they have a change of wage payment date, which I am happy to do if it helps the tenant.

Do I need to produce a variation of the terms document for them to sign as the rent payment date is stated in the rental agreement?

If so can I be cheeky and ask if anyone has a template for it?

Does this mean they are going to pay later than the date in the agreement? My agreement simply says on or before the date. My tenant wanted to change the date from 1st to 22nd so that would mean 22days without rent-- I simply said as long as the payment is in advance of the 1st not after then it's still in line with the tenancy. So I just get the rent early no change in tenancy needed.

You don't need a formal agreement. Just write to the tenant saying that you agree to the rent being paid on the Xth of the month. However, if you are changing the period covered by that rent then you need to be careful and to apportion rent for the "gap".

Further, out of an abundance of caution, if the tenant has a guarantor get them to confirm in writing they agree the new payment date.

I have fallen foul of this one on a number of occasions and have now taken to insisting on receiving the difference in rent that is due to a change in the dates ahead of agreeing to allow such an arrangement as I have found that many tenants decide never to pay the catch-up rent.

I would not recommend formally changing the payment date as this can cause confusion later with dates if notice has to be served.
