Fire/Health and Safety Assessment Periodicity

Can anyone advise on the periodicity / frequency with which Fire Assessments and Health and Safety Assessments should be undertaken?

We own two maisonettes in a development of 8 – there are 4 ground floor apartments and 4 first floor apartments – all of which have their own entrances and there are no internal communal areas. However, Warwick Estates justification for undertaking both assessments (and re-charging the premiums) is that they occasionally send workmen to the sister for the maintenance and repair of the outside space – paths etc and there fore need to undertake both assessments.

I have looked through the HSE and LocalGov.UK sites along with various articles and can not find any clear definition or requirement for these two assessments.

Any help would be provided in order to subdue my paranoia about being overcharged.

    Whilst the companies providing the assessments say they need to be carried out annually, my understanding is that they are only needed when significant changes have been made.

    The contractors should carry out their own risk assessments for any work they do. Consider changing agency, the big firms are expensive – as there only eight flats of which you have two, it should not be difficult to get agreement. Is it shared freehold and are you a director?

    We have installed these Fire Safety Sticks in our property. We have fire doors, closures and hard wired alarm system but find these an extra level of fire security, with a host of benefits over traditional fire extinguishers – including no servicing, saving us money. http://www.glossfireaction.co.uk

    Hi Puzzler – Thanks for the response. Unfortunately the Freeholder is RBS plc and it is managed by Warwick Estates. They are aa nightmare and frequently try it on with the Service Charges.
