Harassment of tenants by neighbours?

My tenants’ neighbours are insisting they are smoking cannabis in my flat and are constantly contacting both me and my tenants. I have visited several times and there is no smell there at all.

My tenants have admitted to vaping, but that is it. I have asked them not to vape inside to avoid problems. I believe it is a different neighbour smoking and not mine, the neighbours do not believe this.

The complaining neighbours have contacted the police, my tenants are happy with this as they feel it will clear them. I have no evidence or wish to evict my tenants, but am unsure how to proceed.

Many thanks

Sue

Hi Sue,

Are the neighbours owners or tenants?

If it is genuine harassment it is worth reporting to the council and if threatening the police.

Hi Sue, just in case this escalates, you need to generate evidence that you are acting as a responsible landlord. Write a letter to your tenants that explains a complaint has been received and if evidence ever comes to light that the complaint is proven that it could result in the termination of the tenancy. Also, write t the complainant and advise that you have warned the tenants but also during your visit you saw no evidence of illegal activity. Ask them to forward to you evidence sufficient to stand up in court, of any future occurrence. Also, advise them to contact the police. You could advise them against future accusations without evidence, as this could be considered as harassment by your tenants or your self (assuming they keep calling you). Suggest they take legal advice. If neighbour still calls you with reports of further activity, go to the neighbours house as soon as you can and ask them to demonstrate their concern. There is nothing more that you can do, you have acted responsibly and can now only wait further developments.

Hi
The neighbours are owners and have been there a long time. There is someone obviously smoking in the block and I understand their frustration but I have no evidence or belief that is my tenants.
I will write a letter to both and see what happens next.
Thanks

Ah, a block of flats.

I was thinking "house next door" until that post.

My tenants neighbours have apparently contacted the police now. What are the police likely to do with a complaint?

Going through the exact thing myself! Block of flats - each tenant blaming another yet when I get there no smell etc. I have carried out landlord checks on all the flats no issues in either. I have written to everyone in the block to remind them smoking is not permitted in the flats and certainly not weed! One resident suggested the other tenant was dealing so I called the Police myself. They can do nothing without evidence. I have just gone to the extent of adding in a few cameras on the communal courtyard area to see if I can figure out who it is. They have all been informed. I can't see what else I can do. As far as I can see I have done all I can. I react when I am notified.
