I want to sublet properties to Airbnb with landlord’s permission?

Hi guys I am moving to London in August. In Ireland I sublet a number of properties on air bnb, all with the landlord permission and I take full responsibility and pay for all insurance that is required on my behalf. I also pay for any upkeep that is required on the properties.The landlord benefit as I take over the upkeep of the properties, meaning they do not have to pay any extra fees to a management agency and get the full monthly rental sum plus a bonus at Christmas. I am hoping to do the same thing in the UK as an added source of income.

I would just like to know:
a) What legalities surround this in the Uk
b) Are UK landlords amenable to this business relationship
c) Are there any others doing the same thing and how have you found the experience.

I would not sublet without the Landlord permission as I feel that is totally wrong and not how I do business.

Any advice you guys can give is really appreciated.

I don't do R2R or SA but I know there are restrictions preventing (some?) properties in London being sub-let like this. I just read an article today about London councils writing to residents reminding them that it is not legal for them to sub-let, sorry, can't remember where I read it though.

Hi Liam

In the Greater London area, if a property is is used as a holiday let for longer than 3 months a year, you would have to apply to the local council for planning permission for change of use from C3 (a dwelling) to C1 (a hotel or guest house). See the government Planning Portal for England and Wales. I am informed that London boroughs rarely grant such permission.

Outside Greater London, I would strongly advise checking with the local authority's planning department before you commit yourself to any such project.

I suggest checking holiday let sites for ideas of areas that have plenty of holiday lets such as Brighton.
