Unintended benefit of removing s21?

In response to Mark Alexander and others regarding the pros & cons of the Renters Rights Bill, there may be a potential pro.

The removal of the s21 Notice, that the landlord WISHES to regain possession of their property, will backfire on government intentions and on tenants previously “evicted” under s21.

How? I hear you asking.

No landlord evicts for no reason/“no fault”. There is always one or more reasons.

The proposed publicly accessible Landlord Register/Database is not only to include a landlord’s name and address, even if they use a letting agent, but IMPORTANTLY, how many evictions that landlord has carried out. So….

Do the proposed s8 Grounds cover ALL the reasons that tenants have been given their marching orders?

If so, then not only how many evictions need to be noted, but also the s8 Grounds for each eviction. eg Eviction 1: s8 Ground 1; Eviction 2: Grounds 8, 11, 13 & 17 Eviction 3: Ground 6 etc etc etc

However, if the proposed s8 Grounds are not comprehensive enough, then PRS landlords need to compile additional reasons/Grounds that we need to be able to use/could be used and urgently send to MPs and members of the House of Lords. ie property damaged by pets; property unreasonably damaged by kids etc etc.

Listing the s8 Grounds used for EVERY eviction could be useful as a warning to prospective tenants, ie this landlord is not someone who will roll over.

And a warning to tenants, previously “evicted” under s21 and asking for a landlord reference, s8 Grounds May now need to be listed future reference.

Just a couple of thoughts.

    Unless you plan to give your 6 houses away of course. Maybe your inheritors will have the pleasure of using the S8 and the courts system, and will have to wait years before they receive their inheritance? They will have to pay the tax within 6 months, of course. I wonder if they will have to sell up themselves, to pay the tax? How the system will work with all these taxes and rules will be interesting, to say the least. Seems to me there’s a big storm coming!

Section 21 evictions do not affect credit scores and tenants who are in arrears and receive a s21 notice could lie about it and say they didn’t know the reason or it was because they complained about something.
    Even then, it would be crazy to bar someone for life because they defaulted years ago. Judge each case on its merits.

    I used to judge each applicant on their merits but now one CCJ and no tenancy. Of course, if they have a satisfied CCJ that is a different situation.

    Frank, there’s the rub – after years of building up my portfolio and selling 2/3 of it, the kids have said they don’t really want it !! – So might not have any inheritance tax to pay if I leave it all to the cats home

    What’s it all for I must ask ?

    Well I think of it as the rat race we are all in, and you seem to be one of the few who have won it essentially. 🤔
    Thats a great position to be in and a great problem to have, as they say.
    Those of us that didn’t loose their soul and humanity in that race are very special people indeed.
    Whats it all for? Think of it as a quick re-run of the evolutionary process, in one life time, as opposed to billions of years.
    Being lucky and smart and working hard is a great winning combination. Enjoy your rewards and success. Don’t ever underestimate it, or take it for granted, for monther nature and fate can be very cruel and heartless sometimes. For sometimes those that are first, may become last, and those that are last may become first.
